Browse Forums Paving & Concreting 1 Oct 03, 2011 12:44 pm Hi All, Just wondering, my house is nearing completion and i was wondering what happens with the concrete in the garage. At the moment the concrete is really rough and not polished/smooth as i have seen in other houses. Is this normal? I advised my site manager of this and he said that usually they just leave it as is, but i have been told otherwise and that what he said is incorrect. Does anybody have any knowledge on a situation like this? Any feedback would be much appreciated. Regards, 'H' Re: How should concrete slab in garage be finished off? 2Oct 03, 2011 12:53 pm Most garage floors are just troweled smooth. My preference would be to get some paving paint and put a few coats on it, especially if it is under the same roof as the house and used mainly to park cars. The paving paint makes it so much easy to sweep clean, makes it waterproof to a degree, and you don't get all that powdery dust you get with bare concrete. Going from the house to the car garage you will not be leaving dusty footprints. I don't see that i should have to do this if we are paying a builder to build the house. Thoughts? Re: How should concrete slab in garage be finished off? 4Oct 03, 2011 1:13 pm My garage floor was finished exactly the same way as the rest of the slab, and smoothed off with the rotating polisher (no idea of it's name!) after pouring. We did use a special concrete paint on it to seal it. This has prevented the concrete dust in the house and does make cleaning/sweeping much easier, as eyspy has suggested. If you are concerned of the finish, I'd be looking at display homes from the builder to compare (if it's possible). If it's not 'standard' for your builder, or written in the contract, to seal the garage floor, then it will be up to you to do after handover. Henley - Wilshire Mk 3 ... I love my house!! We have never painted our garage floor before (with internal access) and haven't had a problem but think we might this build. It is easily done later (straight away or down the track) if you feel you need/want to. Re: How should concrete slab in garage be finished off? 7Oct 03, 2011 1:22 pm Thanks for the feedback. I will check this out with the builder and see what he says Re: How should concrete slab in garage be finished off? 8Oct 03, 2011 2:31 pm Did you specify a finish? If you didn't then I would expect either a broom or stipple finish, nothing special. Re: How should concrete slab in garage be finished off? 10Oct 03, 2011 4:43 pm Epoxy/flake floor finish! Will look beautiful, and resist oil/grease staining (and not wear off as easily as paint does). Re: How should concrete slab in garage be finished off? 12Oct 03, 2011 4:54 pm eyspy Solver and Dulux make a paint in various colours. It's simply called paving paint. It's around $100 for a 4 litre tin. Awesome! Thank you! Re: How should concrete slab in garage be finished off? 13Oct 03, 2011 7:24 pm kel stormy what concrete seal/paint do you buy to seal your garage floor? is this the same used for driveway? thx Hi Kel, We used a product called Staseal from Concreters Warehouse in Melbourne (not sure if they are Aust wide). We mixed half the can with xylene, which helped the product to penetrate the surface (used a stiff broom to apply). Second coat was just the paint. In the two years since we did it, it has worn off in a few places (mainly where the car tyers sit) but it is a garage, after all, and has worked brilliantly! So easy to sweep and no dust in the house. There are plenty of threads here on the forum discussing various garage floor sealers. Mine probably isn't the 'best' but for us it's worked well! We havent done our driveway yet but we will have colour through the concrete, where as the sealer we used is a medium grey colour. (Sorry, couldn't edit my last post on the phone, it was too long!)
