I googled: "Your water heater's relief valve can start leaking for one of two reasons: either the valve was triggered to open because of excessive temperature or pressure, or the valve itself is faulty. " In my case I have "Instantaneous gas hot water", so there is NO tank where pressure can "build up". Actually I do not even sure - why I need the valve at all. Any one can have idea - what is a reason for leaking? If I'm reading all the pipe work correctly it looks like it is on the cold water inlet of your tempering valve? I wonder if you originally had a different HWS as all that pipe work is very messy and looks somewhat like a retro fit. I see you had another post that mentioned you had a pressure limiter on the entire mains water so I wonder if it was all aimed at limiting pressure for some reason. I'm not a plumber but I can't think of why that would be required and I'd be pretty sure you could just plug it. It was different house, and OLD one. This just 15 years old, pipes not not leak (yet). It's just funny that there is a waterproof powerpoint and a very non-waterproof double adaptor plugged into it. Like I mentioned in my post, I can't see why the pressure relief valve is even there. Result: Solar was connected. And the valve was needed. Despite being connected to town water pipe. Town water went to solar, warmed up, then went to gas heater. But they discovered problems with solar which just cost too much to fix. So they disconnected it and now gas heater connected direct to town water supply. I proposed them take the solar for free, fix and sell. Answer: useless from financial point of view. Bill $249. End of story.
