Upon asking this to my builder, they said it is due to many layers inside such as framing and all. So, I am not sure that's how the size works in tender/contract? Why in tender they show the misleading size as for end-user final size matters, isn't it? Thank you. Re: Wrong size of shower niche 2Apr 29, 2020 11:57 am Bhaumik I had the same issue identified during the frame inspection and Metricon easily fixed it by moving the frame studs and noggins slightly. What's detailed in the plans should be what's built. If the 50mm is important to you get them to fix it, ideally before the waterproofing and tiling. You may want to do a detailed check with the builder to see if there will be any other 'surprises' where they expect to build things differently to your agreed plans, like fridge cavities and niches etc. Be wary of anything the site supervisor says. His priority is to tell you anything to keep the project moving, irrespective of the details and quality.
Re: Wrong size of shower niche 3May 01, 2020 10:00 am The Niche size is an extremely common occurrence with ALL builders, they build the frames size to 600x400 and do not allow for linnings, waterproofing tiling and glues. This is why you generally lose 40-70mm is sizing in both height n width. Unfortunately once it is done its extremely hard to fix as this will require a lot of work and re-waterproofing. We had ours done but i picked up this at frame stage as I have seen this a lot with builders. If your contract says 600x400 I would push for it to be changed. When they have sizes for your overall house it includes linnings and glues etc like bricks n frames, inside they allow for gyprock thickness for sizes so why would they not allow it in Niches 2 31358 there is only 20% difference in concrete strength between 20 mpa and 25 mpa, so check with your engineer first if it fits his calculation tolerances.
