I'm currently in the process of beginning bathroom renovations which includes removal of all old, tired fixtures, doing a full complete remodel and extending out bathroom to gain additional fixtures. Original bathroom is 1.8 m x 2 m and included shower over bathtub (1700 m x 700mm) and one vanity unit (approx 1000 mm wide). There is only one toilet in house which is next to laundry and not in bathroom. I'm dealing with an old 1940s home, built just after WWII which explains the "basic" essentials of the era. I can extend the bathroom out by 1 m to achieve a new bathroom size of 3 m x 1.8 m, but would need to loose linen cupboard in hallway (1m wide x 2.7 m high). By extending out 1 m, I have a couple of options (or possibly more) of bathroom layout to consider. Option 1 - Adult size bath tub size (1.7m x 0.7m); - Toilet (this would be 2nd toilet in the house); - Linen Cupboard (1m wide x 500 mm deep x 2.7 m high) - the depth of linen cupboard (500 mm) would protrude into bathroom. - Vanity Unit (approx 1000 mm wide) same spot, as old vanity unit. Option 2 - Kids size bath tub size (1.2 m - 1.4m x 0.7m); - Toilet (this would be 2nd toilet in the house); - No linen cupboard along hallway; - Shower (approx 1000 mm - 800 mm wide depending on which bath tub size I choose); - Vanity Unit (approx 1000 mm wide) same spot, as old vanity unit. Having not done any renovations on bathroom before, I'm not sure which is the best way to go. Any suggestion on which option(s) would be advantageous from both reselling / leasing value as well as day to day practicality ? I guess there's pros and cons with one option over the other ... Any tips / suggestions would be greatly appreciated. ps: If it's of any help, style of bathroom would be art deco / retro. Cheers, Deco Boy. Option 1 would be shower over bath ... sorry, i forgot to mention that .. Option 1 would allow most people to have their legs stretched when having a bath where as Option 2 is suited for kids (adult would have bent knees when sitting in bathtub) ... how often people have baths, even now with water restrictions in Victoria ? Not sure if most females like a bath with legs stretched out and not too cramped ... linen cupbaord space is valuable in a house too ?? Tough choice for me ... I personally have been a shower person most of my life so I'm not sure on how I'd find shower over bath ... Cheers, Decoboy. after staying in many ******* crappy hotels, i would say no to the shower + bath option...once i stepped out of the bath tub after my shower, slipped over and hit the bath tub edge....MASSIVE bruise on my leg for weeekss... so i would say option 2...but is there a way u can have a shower and a linen cupboard? as much as us girls like baths (the relaxation of it all), we'd prob hardly use it..... hope this helps!! So a loss of a linen cupboard and having a small bathtub plus gaining a seperate shower would not put off buyers / tenants ? Perhaps linen could be stored in bedroom wardrobes providing the wardrobes where big enough to handle both clothes and linen ? Cheers, Decoboy. Buyer Psychology 101 - People are more likely to notice the things that are there than those that are not. Think of it as a buyer....you'd be likely to notice that is has a bath than it is "missing" a linen cupboard. Hi Paula, There is one spot in sunroom (at rear of house) for a small size linen cupboard ... about 600 mm wide x 2.2 m high ... little room in laundry ... little space that I have may be for storage of chemicals, soaps, wahing powders etc ... Many adults don't use baths anyway and as long as you have a small bath so families can use bath for young children I think that would be OK. However, I think you need a linen cupboard somewhere, I wouldn't do the jutting into the hallway option, narrow hallway width would be a problem and cupboard would look funny, if your laundry is not an option for linen, I think the sunroom option is OK. We have no hallway linen cupboard in our current house and have a row of linen and storage cupboards in computer room, never been a problem. However, I do think the linen cupboard should be accessable to all, rather than in a bedroom wardrobe - what if someone needs a towel and other person is asleep in bedroom? I agree its best not to have cupboards jutting out and interrupting otherwise flat walls. If you cant fit the linen anywhere in a bedroom would be ok as long as you have some space in the vanity perhaps to store a few spare towels aswell. Shower over bath can be ok, but i agree its not the greatest. If you dont personally enjoy baths why not a double shower perhaps? people might be willing to forgo a bath option if there is a nice 1800x900 double shower setup? My fiancee does actually like baths so we opted for a 1800x850 spa bath with a fixed 800 screen. Its not bad for baths and the 850 over the 800 or worst 700 baths is most appreciated. We didn't have a choice but to have shower over the bath if we wanted a decent bath so went for a spa so it was a positive or at worst a neutral when selling. Hello!
