What are your thoughts on having a large shower in main bathroom and the ensuite having a bath only? (A modern, freestandin bath). We lived in a house previously with this arrangement and it was fine. If the kids wanted a bath they used the ensuite but more often than not we all used the shower in the main. Shower over bath is not an option in the ensuite. What are your thoughts? Would buyers be turned off or not see it as a problem? FYI, the ensuite is attached to a small bedroom therefore we are having an 'open plan' - no door, just a frosted glass screen halfway across separating the bedroom. Many thanks for your feedback. Personally I used to live in an apartment in London that was like this and it was fine. But that was pre kids. Now I have kids I would hate it because would have to get dressed to walk to/from the shower, even though the bedroom door and room with shower were right next to each other. However it is mostly going to depend on the house type and area, what is your target market? If the kinds of families you see attracted to your area being young with young children, that is typically the hottest target market for your current configuration. If on the other hand, you think that its much more likely that your house would attract a middle aged couple that are focused on practicality and entertainment value, the bath loses value as a tool to use for washing but gains value as an element that makes the bathroom stand out more. In short, if you can ascertain the types of people that would be attracted to your house and area in the first place, you may cater your bathroom design to suit their needs the strongest. For our use, I think if there's no shower in the ensuite, it pretty much defeats the purpose of having an ensuite at all. An ensuite with shower, toilet and basin off the master bedroom is pretty much standard expectation in houses these days, I'd think. Couples with young kids or planning to have them would also want a bath (where-ever you put it). Years ago when buying a house, we rejected one that was almost perfect but had no bath and no room for one. Especially if you are considering selling the house, providing both bath and shower is a good option as many people prefer to have a shower in the morning.
