Browse Forums Bathrooms and Laundry 1 Apr 10, 2015 8:54 am Hi I am building a 4 bedroom house, and the ensuite will have a 1700mm bathtub and separate shower. In the shared bathroom, the space will be a bit tight to have a 900mm shower and separate bathtub - the bathtub can only be 1500mm. I am thinking of scrapping the bathtub in the shared bathroom and make a nice big shower instead. This will mean the house will only have one bathtub, in the ensuite. Do you think this is a good idea? Assuming the property is rented out and I want to sell it in a few years time. Thanks! In my current build I have 2 very large showers (both large enough for wheel chair access) and no baths as I am planning for my future, not for resale. Chance are it they are young kids you would simply bring them into the mater to bath them. All other bathrooms and ensuites have showers. Not sure that a bath in the shared bathroom needs a shower by that logic. Others may differ. One route you could take if space is an issue and you want a tub is to put the shower and tub together. Re: Number of bathtubs in house 4Apr 10, 2015 10:54 am From my experience of talking to people, most people don't want or use a bath tub in their main unless there is plenty of room. With only one in the ensuite, even if you have kids, I think it's fine. I have never liked Shower/Tub combos and they feel a little bit dated as well. Me personally, I'm a bath person.. I use our own bath multiple times a week when I can find the time and I usually try to make the time at least once a week.. it's something I've always enjoyed so for our new house, I made sure we upgraded to a spa bath. All of my relatives on the other hand have had baths but never actually use them. In my opinion, since you're asking for opinions, I'd go for the bigger and roomier shared bathroom without a tub.. maybe you could even add more storage and/or bigger vanity in there instead of the tub. No tub in the ENS but have left the std tub in the main bathroom. We removed one of our linen cupboards to increase the std single vanity to a dual vanity in the main bathroom (2 daughters haha). Would have loved to keep the linen and ditch the tub as we haven't used a tub in years but..... I thought the tub would be better for resale? Re: Number of bathtubs in house 6Apr 10, 2015 11:30 am Good points regarding baths. I went for a larger tub in the master which is very spacious because I wanted the luxury look. I think I will need to check that I have a privacy setting on the door. My kids ensuites/ bathrooms both have large walk in showers with both rain and handhelds with lots of vanity space. While we could have put baths in them my thinking was that they would not get used. Its funny I think you will find different camps for sure of people that like baths and those that don't. I think as long as you have a bath tub in the house it will be fine. I would go with a bigger shower space and vanity and glam it up as these are areas people look at closely when buying a house. I definitely think that a house without a tub won't appeal to as many people.. but for a rental it "should" be fine.. for a resale.. not everyone will want a bath, especially older couples that might have issues getting in and out of a tub. I would rather a large shower in the main bathroom, than a tiny one with a tiny bath. Number of bathtubs in house 17Apr 12, 2015 8:45 am I personally like a bath after a shower, when I've worked hard & ache like I've been beaten by a gorilla - using the heat/cool & weight support to speed up recovery. Having said that, I always try to offer a choice for tenants so I can capture more of the market, so my places have baths (but never shower over bath). I probably wont use the bath that often but I still shelled out for a Kaldewei Bath because it looks and fits with the room. I know that some persons like baths and that the master ensuite gets looked at closely when/ if the house ever needs to be sold. Little toddlers do love baths though......
