Browse Forums Bathrooms and Laundry 1 Jan 24, 2015 10:16 am floor wastes don't come standard with the builder i'm most likely to sign my life away. I have been quoted just a tad over $3k total for one each in the bathroom, laundry and ensuite. whilst that's not a lot of money considering how much it costs to build and establish a new house, it could be the straw that breaks the proverbial camel's back. I'd be very interested to hear your thoughts on whether floor wastes are "worth it." thanks. Re: Floor wastes - your opinions please 3Jan 24, 2015 10:25 am thanks Althom. I'm in Victoria... and I will investigate that now. fingers crossed you're right. Re: Floor wastes - your opinions please 4Jan 24, 2015 10:39 am Hi purrfection, we are building in qld and floor wastes are standard here they are helpful if your wet areas ever flood but can become smelly if not cleaned out regularly. We selected the smart tiled floor wastes and they where not expensive at all. Good plan with looking up the building code or even research the benefits of floor wastes and why they need to be included at a more realistic cost. Re: Floor wastes - your opinions please 5Jan 24, 2015 10:56 am Althom What state are you in? I would have thought they were required under Australian standards. Australian Standards are produced by Standards Australia, a private company. Australian Standards are not a requirement unless they have either been called up into legislation or are incorporated into a legal contract. Australian Standards incorporated into the BCA are referenced Deemed To Satisfy documents in the BCA hierarchy level 4a. There are also Alternative Solutions in the BCA level 4b and if those Alternative Solutions satisfy the BCA level 3 performance requirements, then they can also be called up. 3in1 Supadiverta. Re: Floor wastes - your opinions please 6Jan 24, 2015 11:14 am hey Tribe7, thanks for replying. so far my research has turned up little relevant info. I am aware of the benefits, having flooded a laundry or two in my time. I just can't see past the cost right now. :-\ Re: Floor wastes - your opinions please 7Jan 24, 2015 11:38 am Why not call up the big building companies in Vic like Henley, metricon ect and ask if they offer floor wastes as standard in there plumbing design? If they do then go back to your builder with proof that this is a standard part of a build with other companies and why are they not standard in there plans and also a more reasonable cost. I'm with you on the cost 3k can utilized on so many other things other than floor wastes Re: Floor wastes - your opinions please 8Jan 25, 2015 12:46 am Our builder didn't want to include them either. They said they fit the sanitary appliances (baths, sinks, tubs) with overflow devices so they're not needed. I said I NEED one as I've had several washing machine stuff-ups that would have been catastrophes without the floor waste. They finally agreed to put one in our laundry. I believe it's a mandatory item. Metricon don't do them either (I'm in SA). Most of the other builders in this state do them as standard. Just tell your builder that. There's plenty to choose from -- builder wise. $9k is ridiculous, that would break my camel too. Re: Floor wastes - your opinions please 9Jan 25, 2015 1:32 am Wow had no idea they were not included, in WA they are included in every bathroom, toilet, laundry, balcony etc basically any wet area Our build thread: https://forum.homeone.com.au/viewtopic.php?f=31&t=70984 Re: Floor wastes - your opinions please 10Jan 25, 2015 3:12 am Yep in WA they are included, I paid the upgrade fee to get the ones that the tile insert goes into.... Re: Floor wastes - your opinions please 11Jan 25, 2015 5:03 am I have already told my salesperson that this additional cost could be the deal breaker between them and another builder. the salesperson's response? "just make sure whichever builder you go with does proper waterproofing." obviously doesn't need the commission if that's the way they feel! Re: Floor wastes - your opinions please 12Jan 25, 2015 9:31 am That's crazy not to have floor wastes!!! Didn't even think it was optional! Re: Floor wastes - your opinions please 13Jan 25, 2015 6:34 pm In nsw they only have to have them in the ensuite and main bathroom. It was going to cost us about $300 I think to put one in the laundry. That seems excessive amount of money for 3. Re: Floor wastes - your opinions please 14Jan 25, 2015 6:46 pm purrfection I have already told my salesperson that this additional cost could be the deal breaker between them and another builder. the salesperson's response? "just make sure whichever builder you go with does proper waterproofing." obviously doesn't need the commission if that's the way they feel! Usually, if a salesperson is going to walk away from a deal so easily then you have found the point where they are unable to move. That means in this case it's not an option that can be done by their employer, or it's a cost they can't match. To some extent there may be some truth and it's a huge dilemma for the buyer - if they throw in (whatever) for nix, where are they cutting costs else where? Yep, certainly don't need your sale! Plenty of builders out there who would appreciate your business. Re: Floor wastes - your opinions please 16Jan 25, 2015 7:55 pm @RedHotMike - I get where you're coming from. to date I have added a good 25% of the base price in changes and not tried to negotiate anything. the statement above typifies this particular salesperson's attitude throughout my entire dealings with them. luckily I have the benefit of lurking this forum for the past year and with the wealth of information provided I can honestly say it's been more helpful than the salesperson has ever been. @Jib - unfortunately their prices and quality are unbeatable. :-\ Re: Floor wastes - your opinions please 17Jan 25, 2015 7:56 pm that should read "value for money" compared to others. Re: Floor wastes - your opinions please 18Jan 25, 2015 9:31 pm ^^^ From your last post it sounds like they have a 1 shot sales strategy. Go with their best price first and if that doesn't win them the job they walk. At the end of it, you need to spec the home how you want it with the floor plan you want, compare that price to what others are offering and decide from there. $base price + X is really meaningless. The comparison is the cost of the actual house you want from builder to builder. Of course that doesn't preclude you from trying to negotiate the best deal you can Re: Floor wastes - your opinions please 19Feb 04, 2015 9:02 pm 3k seems excessive to me, but don't forget it'd include labour, pipe work to drainage line etc. ours we standard in wet areas and I stuck one in the laundry aswell at my cost. I also upgraded all ours to the square with tile insert. Re: Floor wastes - your opinions please 20Mar 13, 2015 12:23 pm Hi purrfection... How did you end up going with this?
