"just make sure whichever builder you go with does proper waterproofing." obviously doesn't need the commission if that's the way they feel! Usually, if a salesperson is going to walk away from a deal so easily then you have found the point where they are unable to move. That means in this case it's not an option that can be done by their employer, or it's a cost they can't match. To some extent there may be some truth and it's a huge dilemma for the buyer - if they throw in (whatever) for nix, where are they cutting costs else where? Go with their best price first and if that doesn't win them the job they walk. At the end of it, you need to spec the home how you want it with the floor plan you want, compare that price to what others are offering and decide from there. $base price + X is really meaningless. The comparison is the cost of the actual house you want from builder to builder.
