Browse Forums Bathrooms and Laundry 1 Mar 08, 2013 10:08 pm I have just bought an apartment which has an under bench electric hot water system which seems to be functioning well, the age of it I don't know. I've noticed from the hot water only, a slight to orange rust colour coming from the tap occasionally and wondering if if it's the whole hot water system that requires replacing or could it require maintenance ? If I ask a plumber to quote I know they'll straight up want to replace the whole system, but have done a little bit of reading on it and some suggest a flushing out of the system and a few other things. I'd appreciate someone elese spin. Re: Hot Water System 2Mar 08, 2013 11:36 pm It could be either. Flushing it out may just get rid of any sediment and other stuff in the tank but it may be the tank itself that has started to rust. Flushing it may get you another year or two. I can advise, that the colour of the water is definately the tank itself oxidising. If the watertank was situated on the outside of the house, I would have no problem keeping it a while longer, as a leak would not exactly cause too much damage. A tank however that is placed indoors, in particular inside a cabinet, I would highly recommend the replacement of the unit, certainly within the next couple of months. These units do have a drip tray fitted under, but it can by no means hold the contents of the unit. This could cause major water damage to your joinery and a huge mess. Sorry for the bad news, but I would replace. cheers Erik Bohl Bathrooms BSA: 67641 ABN: 89 250 897 460 Ph: 0437 528 563 Fax: (07) 5577 2173 bohlbathrooms@ymail.com The time to heat is purely a function of the distance between the hws and the faucet.
