I am in the process of renovating a 15 yr old small bathroom (1800W x 2400L) in a medium size beachside villa (building is 98m2). It had a very small bath (couldn’t fit an adult) and a 900 x900 separate shower, I have removed the bath and will be gutting the remaining. At this point I am looking at 3 options (all of which, my plumber has told me, are going to cost so none are a cheaper option): * Have no bath and have a long 1800 double bowl vanity and a 1200 x 1000 corner splay semi frameless shower * Have no bath and put in a toilet and a small vanity plus the above shower * Get a combo 1500 x 1500 corner spa/bath/shower and a 600 x 600 corner vanity There was no toilet in the original bathroom as there is a separate toilet in the hallway just across from the bathroom door. I am trying to balance my personal tastes (younger and single) against what would be best from a resale perspective. cheers Re: Need Advice for Reno 2Apr 18, 2008 12:44 am For a unit that size, I personally wouldn't bother with a second toilet, plus I don't like toilets in the bathroom.
Some other considerations....elderly have trouble with the combined shower/bath....maybe important if you sell. Do you or will use a bath very often??? Some people don't!! Double vanities are great if there are 2 of you, but a bit of a waste for just one person. I am not to worried about access to a spa/shower as any likely purchasers would be unlikely to be a family (due to small unit size) or elderly (not the demographic for this area). The most likely buyers would be single/couples no kids.
I personaly don't take baths as I have never had a place with a decent size one. No bath, No toilet in the bathroom, Single basin vanity and decent shower would be the best for resale. It would net you more doing it this way and personally it would not bother me having no bath in a small villa and a single toilet/basin. People don't have a separate shower to the bathroom so while single out the toilet?. Ok, but you still have to deal with that in a small room. You're also adding to the costs for tiles, paint, lights, exhaust etc. by making a 2nd room. I ended up keeping the vanity and shower in the same positions. The small bath tub has been replaced by a toilet. Plumber/tiler said it was actually the cheapest option as no major works were required (don't know what he means by major, he had to dig in a new waste under the slab for it). There is a method to my madness as I now have a full stand alone bathroom suite (minus a tub). This now leaves me free to convert my hallway toilet (backs on to master bedroom) into an ensuite off the mbr without suffering any inconveniance. I will post some pics tommorrow, before and after shots. When will you do the ensuite? FWIW I used to hate toilets in bathrooms, for me it was because in my current home the toilet is right next to the bath, so if I'm in the bath and hubby uses the toilet there's a good chance I could be splashed, eweewewwww. In our new house we ended up putting it into the main bathroom but far away from the bath tub!!
