Someone that will design and do the reno? $25K WOW!!! must be some bathroom. I don't spend that much on a whole house reno (in cheaper properties of course). Re: Recommendation for a bathroom renovation consultant - Sy 3Jul 24, 2012 1:33 pm Yes, someone who can help with the design (layout, colours, materials, fixtures, etc.) and can either manage the reno/sub-contract, etc. All of the advice I've received so far says that bathrooms are very expensive, with a minimum of $15-18k. I assume that if I want to use high quality fixtures and materials, then this will go up a few $k. Have I over-estimated this? Are there any guidelines I can use to estimate? Re: Recommendation for a bathroom renovation consultant - Sy 4Jul 27, 2012 10:12 am I just got my first quote: $35k !!!! Is this anywhere near reasonable? Some details: the bathroom is 2.2m x 3.5m. We're doing a complete renovation -- ripping out everything, essentially back to the brick. We're also changing the layout, so there will be changes to the location of plumbing and drainage. But, we're not installing anything grand -- a separate bath and shower stall (w/ frameless glass), and toilet & vanity. Fairly standard floor/wall tiling. These will all come to about $8-10k. The only addition is that we need a closet put, where we'll put our stackable washer/dryer. So... somehow the labour is coming in at about $25k. Re: Recommendation for a bathroom renovation - Sydney 6Aug 01, 2012 9:29 am I've received a second quote -- this one is much more reasonable at $14k for the labour + an estimated $4k for the bathroom products. My estimation for the products is more like $8k, so the total is $22k. That's certainly a lot better than $35k! I'd like to get at least one more quote. Any recommendations for a reliable renovator who can do a quality job at a reasonable price? Re: Recommendation for a bathroom renovation - Sydney 7Aug 10, 2012 5:28 pm I think a loose guideline for bathrooms is 1.5 percent of what your house may be worth before you start to over capitalize. However if you are staying in your house for awhile putting in top of the end fittings you would obviously spend a bit more than this. Depending on what tiles you choose and if you are going floor to ceiling can push up the cost. I recently went through a similar renovation and move scenario when updating our family home. Would you consider accessing the separate toilet from the laundry? If so maybe… 1 11252 If you need to pay for a project manager you would be well advised to just engage a builder who would take full responsibility for the build. As opposed to you OB where… 5 15078 |
