Last year we had a leak in the ensuite shower - which led to it being retiled. Only the tiles on the wall and the showerscreen were replaced. I went with a modern tile which I love. My question is do I update the main bathroom to match before I sell? ie: wall tiles and new shower screen,(will be selling when new house is built) You can see from the photos the main bathroom is a bit dated - will doing it add the value it cost? But as we do not know what the rest of the house is like - if it is all modern and the bathroom is really outdated it may be an option to spend a bit and bring it all to modern looks. IMO the big thing to go for is street appeal - gardens, fence line, first impressions etc. If the house does not have wow factor from the outside, many prospective buyers will just drive on and never get inside to se the bathroom. Over the last 18 months we have upsated kitchen and window coverings - wondered where to stop before we sell... I guess all that would be left is the main bathroom and window coverings in bedrooms. Thought unmatching bathrooms would be a turn off?? Yes street appeal is a big thing, a lot of work to do with grass because of drought. Fences and garden are great. Since one bathroom is done, the other should follow suite. If neither of them were done, I would say leave them. But since one has set the way, the other will look totally out of character in the house. Your question is whether changing your second bathroom will add $10,000, (estimated cost of renovation) to the selling value? Given that people have different tastes anyway, I would think not - therefore, keep your bathroom as it is and keep the money. That's my opinion, anyway. The estimated cost is only for retiling walls, and shower screen - this should not cost more than $3000.00-3500.00 should it?? The ensuite was done under insurance, tiler told me it was $2K for the tiling and we paid $924.00 to upgrade the screen - there will be more tiling in the main bathroom, but not double. Will re paint ourselves if necessary. As for the age of the bathroom it is 13 years old and in excellent condition - cant help but like the modern stuff better. I dont necessarily want to increase value but maintain value and get more interest. Don't panic Paula!! ![]() Your cost sounds about right. A full bathroom gutted and re-done from scratch = around $10,000, I should of realised you didn't need to do all that. So your question becomes: is $3000ish spent going to equal same or more in re-sale return? I don't know the answer but try to decide with your head, not your heart, after all it is a re-sale question only, since you are not planning to stay living there. In other words, the fact that you like modern stuff better is not relevant - your buyer may have different tastes anyway. Not everyone prefers mosaic strips. You need to consider a few things: Are the sales figures in your area high? Do you think that by doing this you will appeal to a broader market? Also will get the return on your investment? If the answer is yes to the above, then go for it.... I would also suggest checking out other properties (in similar sort of price range that you are expecting) in you area and see what they look like.. Agents can give you indications of price ranges, but you know the uproar about that lately????? Make up your own mind based on current properties for sale and those that have sold recently (< 3mths). I live in a well established area with some new land released around the corner from us that builders have built spec homes on. I guess I want to make it attractive enough for the buyer to be interested in an established house ie 'nothing to do' as opposed to brand new and lots still to do - garden etc. I think I will go ahead and re - tile, it will give me something to do, surveyer told me it will be a few weeks before land is surveyed so my drawings can be made into 'working'drawings...all takes time... I think I responded to this in another thread however IMO I would change the taps and spout at least. You can buy some reasonably priced chrome taps at Bunnings ... & change the shower and bath taps to match if you can. Its not too expensive and will increase sale value. It is something that people look at, & nothing dates a bathroom as much as tapware. In fact we had the same cream coloured taps in our old house and changed them prior to sale ![]() Put in some new towels and a nice architectural plant on the vanity and that will freshen things up a lot. We also put in some open glass shelves and changed the mirror over the vanity to dress it up. You could try painting the tiles but I haven't tried this before. Seems a shame to change the tiles as they still look in fairly good condition. A new screen shouldn't cost too much.
