brand new bathroom

hi all,i have a couple a questions...im buying my first home(3bdr).it has a small bathroom which i intent on turning to an ensuite.i wanna half one of the bedroom and make a new bathroom..i have a 15k budget but theres a few things im not sure about....
1/ how complicated is it to run new plumbings and drainage ,and roughly how much to do so?
2/do i need underhouse reconstruction work (for a 1940s cottage)and how much to do so?
3/i have (carpet over ) timber floor so do i jus tile over it? :roll:

or do i need some kinda layer first?
...can someone give me a ballpark figure the way you'd build a new bathroom,against my 15k budget .

Completely dependent on the type of construction of the original floor and sub-floor and where the sewer and water points are in relation to the new bathroom

There may be solid brick internal walls for a building of that date and this can be a real bugger when trying to run pipes that undersling the floor. Depending on the floor plan you may be able to shoot the sewer straight outside and pick up the main. Again it all depends on the location of bathroom etc and the relative location and depth of the existing underground drains. Contact the authority (on your sewer rate notice) and they can send you a sewer plan.

Sewer is the critical issue as it must have sufficient fall (I think 1/100) in order to drain properly and sometimes if you are too far away from the highest point you will struggle to get adequate fall.

Cost is impossible to judge from here as it is totally site specific. Could be $200.00 or $2000.00

You can these days tile directly onto timber with the right rubber based or flexible adhesives. They work fine.

thanks builder.its my first home and first time reno (and i konw nothing)so its a great deal of help...now i feel quite comfortable sitting on a 15k budge

t.I've also decided not to include a spa bath ...and not so extravagance
the only thing im concern might blow my budget is running new plumbing and sewage..
this is the plan.... new batroom will be 2.2mtrx4mtr ,with large front shower,1.5 mtr vanity,toilet suite and tiled floor and all wall..
estimated cost/wat im willing to spend...(these,i know i need)
tiles and tiler labour ..$2000-$2500?
shower screen .....................$1000?
vanity and sink.......... $1000-$2000?
toilet suite............................ .$500?
800mm x 600mm
glass brick panel................... $500?
plumber.......................$2000-$5000?

waterfroofing.........................$1000?(does the plumber do the waterproofing?)
ventilation and lighting
including electician
labour cost....................$500-$1000?
taps and shower .................. $500?
new wal(2)l and ceiling ......... ....??
have i forgotten anything..please tell me iam not going to blow my budget

Anyway, you've done such a great job with uploading the drawing I at least have to have a go....and here goes.

Presuming this is in the outside wall then how are you going to get it in the wall? Unless you do it yourself (not recomended) then you should allow at least $2000 - $2500.00 for this as you have bricks and timber frame and plaster to consider, plus the cost of the bricks and the frame AND the cost of laying the bricks

No, but the regs have recently changed on that. Are we talking a stepless shower base ie: not a prefab plastic shower base? If so, then there is some necessary sub-floor framing required to get the falls right and allow the base to be tiled, waterproofed and drained without flooding your bathroom. If that is the case then you should make this about $2000.00 just to make sure as it can be very time consuming to get it right.

You have shower taps & basins x 2 and I would allow $250.00 each for the taps. Again, if stepless shower then included above. If not then a standard shower that size (if it exists) as drawn could easily be $400.00

Ahh, the fun bit!! Here you have demolition, reframing, plastering, cornice, painting etc. If you allow $320.00 per day per person then you won't be dissapointed. At a rough guess I would say 2 tradespeople x 6 days = $3840.00 plus material. You have some doors and I presume some shelves in the WIR so add another $450.00 for material. Just to be on the safe side I would allow an extra couple of days for two people for the underlay and all the other bits and pieces.

What about floor covering? When you take out walls and cut carpet in the middle of the room you need to put smoothedge down and restretch etc. Better add another $300 for that.

So, after all that I think your budget is between $15000 and $20000. The actual building work is crucial to get right as far as costs go and obviously sight unseen is pretty difficult but you are actually doing a bit more than renovating one bathroom!

Hope this is not too much information but I felt obliged to respond since you had done so much good work!!

...wel,it was suppost to block the toilet from enter/door view,but im going wit a fibro,dunno if this cost me as much tho,should be cheaper

im also planning to change carpet for all bedders..living dinning's tiled

yep,building works my main concern,is to get it right and because it could be alot costly as i expected like u have suggested and i could well blow my budget..original bathroom is brand new,and the rest of the house renovated,so a new bathroom and unsuite for myself is a dream...btw,i jus bought the property,emty house atm..

Melboure and a registered builder for 20 years doing mostly renovations and extensions.

Believe me there are plenty of traps for the unwary - I know because I've fallen for every one of them at least once!! Thankfully we get the opportunity to learn from our mistakes (fix them!!) and move on but you have to live with them if you make them on your own project!

BTW the one hour wall framing/demo jobs is a bit misleading, reality will be quite different by the time everything is prepared, framed and finished.

Hi guys,

Interesting to read your conversation!

I too am about to have a bathroom completely pulled out and a new one, including floor installed. So far quotes have been from $22,000 up to as high as $40,000.

Considering we are getting everything replaced, new floor and moving the bath and shower to a differnt location in the room is low to mid 20's a reasonable cost? Would I be better off doing the pull out myself and then contracting each of the trades seperately?

hi josh, sounds fun (i've demolished my plan). .I think low to mid 20s,u'll get a very decent bathroom.Consider Pulling the old out would save i suppose ...remember to buy good taps, cheap ones wreck easy ,and its a big job to fix
