Browse Forums Bathrooms and Laundry 1 Jun 02, 2011 5:11 pm I currently have plans at Council waiting approval etc for a project of two units that are side by side, joined in the middle. This puts constrains on the layout with the bedrooms being on the outside with windows, the master bedroom having a front facing window but the ensuite, toilet and bathroom to each unit having no windows. Im not so concerned about the toilets as all these really need is a small exhaust fan. With the ensuites and bathrooms, adequate ventilation is obviously an issue as is lighting. Does anyone have recommendations or had to deal with a similar situation? Im thinking that an IXL Light+Heat lamp combo type thing would be needed for each ensuite and bathroom and possibly adding a skylight to each bathroom as well, and possibly the ensuites depending on cost. Would it also be a good idea to include passive ventialtion in the form of a vent to the ceiling cavity in each of the above? cheers. There was heaps of light and there wasn't any issues with ventilation. I wouldn't have liked it without a skylight in the bathroom... would have felt too boxed in. I leave you to fend for yourself, figure things out yourself. My DS is building a townhouse at the moment, they put a skylight in the living room. But there isn't one in the bathroom, she will probably get one after handover. All of the windows are on the front and back, there are none on the sides. Re: Ensuite and Bathroom/Toilet with no windows. 6Jun 02, 2011 8:57 pm strange response Builder Paul - bathrooms/toilets without windows are not uncommon My parents house has a bathroom and a toilet downstairs without windows (obviously impossible to do a skylight on a downstairs room), has an exhaust fan, works well, no mould build up or anything. I beleive it is a legal requirement to have an exhaust fan in a windowless toilet, one which switches on automatically when light is switched on - in SA anyway. If at all possible I would put a skylight in the bathrooms/ensuites - not so much in a toilet on its own. In my experience skylights make so much difference - take a room from dark and pokey to light and spacious instatnly - and save on electricity for in the long run too. Had 2 in my old house - relatively small cost, probably even cheaper if done at construction stage (ours were done much later as renovations on exisitng house) Re: Ensuite and Bathroom/Toilet with no windows. 7Jun 02, 2011 9:25 pm I lived in a duplex for a while with internal bathrooms and toilets, and just recently we lived in a unit with an internal bathroom. All of these had skylights and were very pleasant rooms. Had no trouble with mould buildup in any either. Re: Ensuite and Bathroom/Toilet with no windows. 8Jun 02, 2011 9:34 pm I got sent up to the Gold Coast for a week in Sept last year and the self contained accommodation I stayed at had a combined bathroom/toilet with a relatively small exhaust fan (20cm square) over the bath/shower that was running 24/7. I could not find a switch to turn it off. Seemed like a waste of electricity and although it wasn't very loud, it was a bit annoying. BuilderPaul, I am building single storey and not all of us have the $$$ to have an architect, nor would I want to overcapitalise my build for the area that it's in. Re: Ensuite and Bathroom/Toilet with no windows. 9Jun 02, 2011 10:50 pm It's completely acceptable and common now to have a bathroom/ensuite/laundry without the windows - with smaller block sizes/rezoning/minimum setbacks, there is often no choice but to have long party walls or zero lot walls, which means that one room or another will not have a window. Probably half of the unit developments I see (including architecturally designed ones) have wet areas without windows. Most project builders actually don't install a skylight as standard, although if I had the choice and had the finances to do it, I would put a skylight in for aesthetics and practicality. Btw, I have even seen units that are squashed on the block so much that they have a bedroom with NO window, only a skylight and aircon - so a windowless bathroom/ensuite is nothing in comparison to that!
