I have an agent looking after the property, but the quote is extremely high. I want to find a tile contractor to fix it. I have inspected the above apartment. There are approximately 15 tiles in the main bath that have fallen off or a very, the rest of the bath enclosure is showing signs of deterioration and I would say that in the near future further work will be required. The upstairs ensuite shower also has loose and water logged tiles at the base. This would require complete retile and overhaul. In my opinion the downstairs bath should also be totally re done. A totally re filling ensuite and main bathroom shower and also a repair to downstairs bath are required. However, the repair is not a permanent fix and may fail in the future as will the rest of the filling in bath. There is water getting in behind tiles. OPTION 1 – Main Bathroom Repair a) Re lay approximately 15 tiles in bath enclosure and grout in color to match existing. b) Please note that I believe the owner will have to carry out further repairs as the remainder of the tiles deteriorate in the future OPTION 2 Main Bathroom a) Remove existing shower screen and tapware b) Remove all existing plaster and tiles from above bath hob line within shower enclosure c) Supply and install new 6mm cement sheet substrate with additional noggings and supports as required d) Supply and install new water proof membrane in accordance with Australian Standards e) Supply and lay new 200x100mm tiles to match existing f) Grout and caulk new tile work to matach g) Re install existing tapware and shower screen h) Tapware to be serviced and new washers, seals and O rings installed Ensuite Shower a) Remove existing shower screen and tapware b) Remove all existing plaster and tiles from above shower hob line within shower enclosure c) Supply and install new 6mm cement sheet substrate with additional noggings and supports as required d) Supply and install new water proof membrane in accordance with Australian standards e) Supply and lay new 200x100mm tiles to match existing f) Grout and caulk new tile work to match g) Re install existing tap ware and shower screen h) Tapware to be serviced and new washers, seals and O rings installed The plan is to demolisgh the home, earthworks to prepare for slab, and then removal of existing wall for a new one.
