Browse Forums Bathrooms and Laundry 1 Dec 26, 2010 9:29 am We are about to renovate our 70s very small orange and brown bathroom. The room itself is TINY 1.6 x 2.7 m. It currently has a bath, vanity and separate shower so is very crowded and you can't open the shower door without it crashing into the bathroom door. We have two little boys under 3. Neither of them like baths and both almost always have a shower. We are seriously considering ripping out the bath and having a wet end shower only. We figure if we *need* the boys to have a bath they can sit in a plastic tub. We are also going to put in a wall hung vanity and tall boy to improve storage and sense of space. Are we being shortsighted taking out the bath (resale etc) or sensible in making the most of space..... of course our other option is to 1.5m longbath and have a shower over bath. Re: Reno = no bath + small kids 2Dec 26, 2010 10:37 am g'day fram, a couple of thoughts... I think a wall hung (although fab looking) is not great for storage. Can you fit a small built in wall cabinet (say 35cm deep) instead of a stand alone tallboy - tallboy would really waste space in a bathroom. Otherwise perhaps look at more mod looking full vanitys, rather than wall hung and tallboy. Also, re: bath. I def think you should keep it if it is a 3bed home. I know some will say "oh it's all up to you" but on resale, you will get one big sigh after another when people with kids (and people who also prefer a bath sometimes) find your home doesn't have one. May look good, but function must be balanced. However, aren't there small baths available to buy these days? I think so, perhaps have a look at a smaller bath than usual, rather than none at all. That would give more room for your shower (which could also be a corner one which is a bit smaller and easier to move around than a traditional 90x90cm base). I think even a small bath, is more desirable than none. Shower over bath not great, but still a better option than none. If you wanna go for that "space" illusion, and your budget/builder allows, go for a walk in shower, with no door, just one side glass panel, tiled right thru. This is very modern, and may assist with accomodating your small room size. Perhaps: - walk in - vanity straight ahead - then walk in shower glass panel - then bath at full width of room at the back. Without seeing your layout I can't be accurate, but I hope you get the idea. Google "small bathroom images" for ideas. GOOD LUCK! PS: Do large tiles, perhaps white - it's lovely. We never use a bath personally (we are shower only people) but always include a bath in the renovation as many people do like baths and you do need to think about resale just incase you decide to move on at some point. As far as resale goes, families with kids older than toddlers - or no kids - mostly won't care. I think a modern, spacious-feeling bathroom is far more valuable than a pokey bathroom with a bath. And I love wall-hung vanities. They make the room seem so much bigger and can still have plenty of storage. Friends of ours have a four bedroom house and they removed the bath from the main bathroom some years ago when they renovated. Now instead of a small, poorly designed bathroom, they have a modern, attractive room with heaps of space, twin vanity basins, a walk-in frameless shower, plus somewhere to mount a decent-sized towel rail and enough storage space for their needs. I don't think they'll have any trouble selling when the time comes. I love my bath, but I've used it less than half a dozen times in the two years we've been here. I think I'd have heaps of storage with a wall hung vanity - I was thinking of one with two sets of drawers underneath and at least 900m if not more wide. Way more than I have now!! kek - thanks for that.... I'm thinking the same. A stylish bathroom would beat a small one any day and we do have a second bathroom off the outdoor laundry so we are technically a 4 bed 2 bath house... Re: Reno = no bath + small kids 10Dec 27, 2010 4:07 pm if you are staying there for at least 5 yrs do what works for you but if it is to sell and $$ put towards a better home you need to do it up for the majority of the market to get the best price you can. I will try and find a pic. we bought it cos it was a large shower, but could be used to bathe kids (we had 1 when we bought the house, 5 when we sold....ha ha. ) we did extend though and put an ensuite in with shower, sep bath etc if you want a large shower only and as a family that suits you...go for it. we have a shower over the bath in this rental..hate it, but have no choice. would prefer a shub I think over a bath / shower thing. All the ones I've seen make me go -> No way would I have them in my house, and one of THOSE would be far more off-putting to prospective buyers than no bath at all. Small houses always require compromise. It's up to you to decide what you can live without and what's essential. Everything is jammed in there, there is no space and I can't even get in there with two kids at once (and they are only 12 months and 2 years old). And we also need a step stool in there right now so the wee ones can reach the sink to wash hands - talk about tripping over yourself.
