Hence, gaps in timberwork, cracked paint, etc... but we now have hairline cracks in 2 tiles in our shower recess Do I go back to Eden Brae with this issue or do we fix this ourselves ? At what point is the builder NOT liable for these kinds of things? Legally or morally? Legally you need to look at your contract or state law to see how long the builder is providing a waranty for. However morally any builder worth their salt would fix an issue such as this one even if the warranty has just expired, i mean to say 14 months is not that long in the grand scheme of things. In any case it can certainly can do you no harm talking to them in the first instance. I'd contact the builders over that one. Re: Hairline cracking in shower tiles 9Sep 01, 2010 8:17 am Oh Southies sorry to heat this Anyway, I think people are right in saying that you can still contact them (although I do totally understand the pressing desire never even having to hear their name again). However, be prepared that they might want to dismiss you and say that you hit and broke those tiles yourselves, so basically you might need to prove to them that this is due to settlement or whatever. I'm saying this just so you can be better prepared - they might actually just come and replace the tiles. You could also talk to some people in the trade or even tilers to arm yourself with as much info as you can if the builder dismisses your claim. In terms of what is warrantied and for how long - I remember ladies from builder's tiling place saying that "well we have to warranty every single tile and you can't just go and select a different colour tile even from the same range because we only warrant what you signed off" or something like that. Also, if anyone ever discovers what is actually warrantied and for how by the builder (other than structural), it would be good to hear . I wouldn't fix this myself becuase there might be more damage underneath, plus it's better to have a written track of the problem. I would be asking them about the cause of this and to investigate what is going on underneath, not just to make it pretty again. If they still refuse to fix, I would be writing them advising that as per their advice you'll just replace the tiles and you are not responsible for them not investigating it further in case of any future problems. We have just had our whole shower replaced an the builder stated that the shower was covered as it was considdered as part of your structural warranty. Our builder offers 15 years structural so if any thing happens up till this time in the shower i will be contacting them. Re: Hairline cracking in shower tiles 11Sep 01, 2010 11:40 am This is certainly the builders/tilers problem there a many reasons why they have cracked.
1. Tiler did not use enough thin set (tile adhesive) behind the tile. 2. Tiler used the wrong thin set cement mortar instead off flexi thin set which should be used to handle any movement or mastic is a good product to use. 3. Tile was already cracked and got worse over time. I would get a professional in to do this if you live in Brisbane we can help if the builder does not want to know about it. True we do need to vent , but rather than coming on asking a question you don't actually want the answer to, why not just openly vent. Not everyone reads every thread and I had no idea from the post that the OP had issues with their builder, had I know this was a vent rather than a serious question I for would have saved my time and effort by not answering.
