Looking for ideas on a studio flat? I have an upstairs room that I'd like to turn into a studio / bedsit / B&B, so need to plan on a shower, toilet, kitchen, lounge/rest area and QS bed. Prefer to have a no walls one room design and as there is little chance of any window peeping by the neighbours - I do not need a physical door on the shower etc but perhaps need a door on the toilet. The area is 16800 mm x 3520 mm and runs north south. See plan below. Currently the toilet is in the far north east corner, 3 double size sliding glass doors on the western wall, and the rest you can see from the photo, with an 1880mm wide verandah along the western side and that's it. I can easily get underneath with 500mm underfloor clearance, so pipes etc is not much of a concern, except the existing plumbing and power is at the northern end so I will be slightly limited by the pipe fall ratio as I come south Plus there is a evaporative A/C outlet. I'm totally open to any suggestions, so long as the norhern sun fills into the room and I can enjoy the views as much as possible. Looking forward to any suggestions or web sites with studio flats, one design rooms on it. Hope you can help. At least it wil warm up the place ONCE and would light up the neighbour hood at be a good shipping beacon at the same time!!! Seriously - not much I can do for now. Maybe later once ive changed downstairs heating arrangements. 4 now leave it as is and then put a heat safety flue around it. Current thoughts are to keep cupboards, shower etc on the eastern wall, a big thermal mass floor in the north, and leave the western wall bare. It cools down quickly in summer as low mass. I get really good gully breezes in summer, so hot days soon cool down with a nice breeze/raging gale heading out to sea from 10pm to 3am. Open for suggestions. Long term plan is to extedn the verandah further west to shelter the western wall and have a bigger entertaining area. Just checked, I had sent U that pic. The white area on the end is where the stairs come up from Downstairs. The Big square with thing is a bed And I'm planning the bathroom/toilet being in the norht eastern corner, mainly because - where else can I put it? and the other area up there being a big thermal mass and a lounge or reading chair there somewhere. Re the Bathroom - It's in the RHS where the wall jutts out. Not sure if it meets regs etc yet, so will need to run it through a drafty and council before I build it. re size, C what I mean I thought it would fit. Thinking maybe the kitchen sink on the wall beside the stove and a smaller fridge or maybe make my own fridge under the island bench and then put a low power usage condensor for bettter efficiency and fit. Centre water pipes, not bad, but I’m concerned about the price and where they are going to run from ……from the down stairs space! Run them up the wall cavity, it will be cheaper and they will be hidden!!! Keep your island bench for a work space. ……no not tools either!!! It will make a good space for drinkies and food prep! The upstairs floor was built on top of the existing house and the old roof has a 20 degree sloping roof. So about 300mm clearance from old roof tiles to the lower floor joists at the upper edge, and 2000mm clearance above the old roof at the lower edge. Really easy peasy access. 59 m2 up your sleeve - that's enourmous. I used to live ina 55 m2 one-bedrom flat and it was quite nice. Given the amount of space you have you should be able to fit a lot more in. My suggestions are: 1) Make the kitchen island longer and the back section shorter so that the kitchen is well defined. 3.5 to 4 m length should be plenty. 2) Moving along, add a dining table oriented so that the long edge of the table runs along the short edge of the room. 3) Next, add a lounge or two and a TV 4) Bedroom as is is fine 5) Make the bathroom larger (at least up to the window) so that it can have a shower, toilet and basin. These should all fit in comfortably and make have everything a person would need. Cheers, Casa Re: Studio Flat Suggestions 13Jun 28, 2007 1:40 pm You could do a clever partition wall - behind the head of the bed (the bed at a different orientation) to divide up the spaces. Storage can also be incorporated and it will give a little privacy between the bed and entertaining zones - when guests are there. But also it keeps the space open plan.

Re: Studio Flat Suggestions 14Jun 28, 2007 2:10 pm you could also place the bed running longways next to the bathroom, and increase the size of the bathroom a little - this in turn would almost act like a ensuite This would allow for a lounge and tv area in the centre of the room. I also like Kylie's idea of seperating the bedroom from the rest of the home with a partition of some sort. To increase the space in the kitchen you could wrap the kitchen bench around the side wall which would illiminate the island bench (although I do like this idea) but potentially it would be giving you an area for a dining table.
I lived in a one bedroom apartment in sydney which was very similar to the space you have to work with. For the partitioning they used a plaster wall and plantations shutters so that you could open the hole apartment up which made the space look larger and allowed for heaps of natural light to just gush through, or close the plantation shutters of if you wanted privacy. I would suggest you simply go and talk to council about your proposal, most councils are getting onboard with ancillary dwellings. There is no benefit in keeping it… 1 4106 hi guys. Please be nice.
