I would probably prefer the ensuite at the back to get shower and toilet noises as far away as possible from someone sleeping. Love the door on the toilet. I also really like the centre wall with the vanity against it - adds a luxurious and modern feel to the rooms. Having said that, I think you need to set up the space to suit yourself. How do you imagine using the area? Think about the busiest time of the day and whether it is efficient for your routines. Kylie Re: NEED Bed / Ensuite advice 4Jul 27, 2009 1:44 pm thanks for the replies. i feel design wise, it meets my expectations as i like to have space in the WIR and dont like feeling congested. same goes for the bathroom. so my wife wanted a dresser built in. throughout the rooms and house we are going to a minimalistic design therefore trying to keep everything clean, simple, and good flow. i would have the shower / toilet and WIR the other way around, however that would mean middle gap of the wir has to part to make way for the door. any design ideas you all can share? we are getting grey tiles put in the bathroom with featured tiles. everything else is white. ceasarstone bench top. with builders, do they normally put towels railings or toilet rolls holders etc? or is that something we would take care of. thanks again Re: NEED Bed / Ensuite advice 5Aug 03, 2009 3:32 pm i love the concept of the design for sure but yes it makes you wonder will the steam make my clothes go mouldy. i dunno if its within your butget but to get a similar look you could put up on eachside a framless glass door. so it keeps out the moisture and heat but still be transparent and spacious. caitie Al & Caitie- Building the Hamilton 278 (Coral) at Narangba Re: NEED Bed / Ensuite advice 6Aug 03, 2009 5:09 pm If this is a design that you really do have your heart set on, you could even put one of those mirrored doors on the WIR. It would mean having a full legnth mirror, plus the reflection would make the room feel bigger. (I have seen it done in hotels and it seems to work ok!) It would also keep a lot of the moisture out of your clothes. Another thing you would need to look at would be a good bathroom fan system. If a house was for sale with a layout like this it would be a deal-breaker for me. I don't want to be completely negative because I'm sure we all have something we love even though it's not the most practical or easy-care, and we don't mind the compromise, but IMO this could cause real problems. (I speak as someone who lost a lot of clothes in a rental property, not the exact same situation but also related to poor planning re humidity.) Re: NEED Bed / Ensuite advice 8Aug 04, 2009 9:20 am hi catie, natb & macy, at first i was a little concern with that too - and when i spoke to the builder - we have come up with few options. the shower is full floor to ceiling enclosure, there will be a set of good fans to suck up all the steam and to place a fixed wall next to the vanity on the shower side. so the entrance technically would be from the left side of the vanity. I guess this design isnt for everyone - if convenience was the primary concern - i'd have my room downstairs. I like the concept as my parents had a similar looking ensuite at their place - and not once did that cause any issue with clothes going mouldy or etc. I guess also the size depends - i mean the bigger the room - the less steam would affect it. And i did have this checked by the builder, architect and interior designer. and everyone said "it's different, but good concept.." I could probably put 2 fans (exhaust to suck up hot air etc) 1 at the entrance and other towards the wIR. cheers all Re: NEED Bed / Ensuite advice 10Aug 06, 2009 1:45 pm Id say it would decrease it a little, but it may not get rid of the problem all together. I guess if you had all three (both fans and a window open) and made sure the wardrobe was always closed, you shouldnt have too much of a problem. It may even pay to look into something that will give the wardrobe a tighter seal, as well as the other things? - you can never be too careful! That would eleviate wasting space for the walkway. Then swap the WIR to the closest side of the room and have the ensuite at the back. On one side having the shower, the other the toilet - behind the vanity wall -you may have to move the vanity wall back so toilet and shower areas are sized to suit. This would mean moving the WIR to the entry side. The shower and toilet are both hidden and also as the shower is enclosed you may be able to have seperate air extraction in that spot to maximise air flow when showering. Rather - the fan installs in the attic space above or slightly away from the bathroom. An inline fan has several advantages over a traditional bathroom fan: * POWER - because the fan can be mounted anywhere in the attic - the power of the fan is not limited by the space where it is installed * SOUND - because the fan can be mounted many feet away from exhaust point on the ceiling - fan vibration and noise is kept to a minimum. The insulated ductwork used in an attic will protect from condensation and provides an excellent sound dampener * MULTIPLE EXHAUST POINTS - in a larger bathroom, it is possible to create mutiple exhaust points in the ceiling and only install 1 fan. This is done with a WYE connector, some flexible ductwork, and multiple grilles.
