Browse Forums Heating, Cooling & Insulation 1 Mar 08, 2017 7:50 pm We are getting ducted aircon through our builder as we thought it was too hard to do post-handover. However, difficulties getting a good aircon design through our builder is starting to prove my initial decision wrong. Firstly, we are not allowed direct communication with the aircon subcontractor. Secondly, we are not allowed to choose where the outlets, sensors etc are placed. They will be fitted as per display home. I dont even get to decide which rooms I want zoned together. If I insist on setting specific positions/zones, there is a charge to do that. I am regretting my decision to get the aircon through the builder, but I cant even remove the aircon from the signed tender without a penalty. Sounds like a lose-lose situation for me. Any advice? Re: Ducted aircon through builder 3Mar 09, 2017 6:52 pm Try chatting to others who have recently (past 12months) completed their with the same home builder. Find out the HVAC contractor and make some enquiries with them about post instal modification to zones. I'm pretty sure they will tell you it's best to organise during the build. Most good business will prefer to do the job properly the first time. Re: Ducted aircon through builder 4Mar 17, 2017 11:52 am I would talk to aircon guys, no matter what, surly contract doesn't say, can't talk to trades, builder can't stop you getting other services from aircon guys, and you can't assume ever, that best or better practice is what your getting as builders will save where they can. I have signed the contract recently. No issues getting an appointment with air con contractor. When I met with the specialist, he said the installer will choose the sensor and duct location on the day of install since they can't say exactly guess where the roof trusses will be at this stage. It makes sense, what he said. Also by default they only gave 2 zones, I.e. day and night zone.. day will be all living areas and night will be all bedrooms. To add an additional zone, they have to use a zone motor to split the ducting in the roof and hence will cost extra to add a zone. Also depending on the model, may have to upgrade the machine to next version so a smaller zone won't add extra pressure on the system. Going through the builder is of course more expensive since they add their commission to it. However depending on how big they are, potentially they get extra discount on the product.. at the end we will still pay market price at least. Re: Ducted aircon through builder 6Mar 22, 2017 6:09 pm Thanks for your advice. Builder has not given permission to communicate with the aircon contractor directly - I think they are concerned I will strike a deal directly? I'm not sure. It is always easier to install it during the build, and the builder will not allow another contracter into site before handover (ie I cannot source my own air con contractor) Re: Ducted aircon through builder 7Mar 23, 2017 12:51 pm Hi Everyone, what can you say about Temperzone ducted Aircon? it is 14KW to be installed to our 2 storey house 30squares. original proposal is 2 zones only day & Night. I have requested additional 2 zones, should be 2 zones downstairs (Bedroom & Open spaces) then 2 zones upstairs bedrooms & open space e,g, leisure room). I paid additional $700 for the two extra zones. would it be effective having a 4-zones or is the 14KW enough to cool down the whole house. it is part of the H&L package. Thanks. Re: Ducted aircon through builder 8Mar 23, 2017 5:27 pm Temperzone is predominantly used commercially so you're getting something with that's tried and tested. They are also not locked down to proprietary thermostat/controllers so you can replace it with anything if you don't like what is provided. Pretty sure they come bundled with a rebranded Smart Temp SMT770 which is a rock solid thermostat controller. It doesn't have zoning support so that will be additional to the controller. As to the sizing, without seeing plans I'd say not large enough... Re: Ducted aircon through builder 9Mar 23, 2017 5:38 pm Thank you Bel, hopefully it can cool down the whole house, our would be house is facing east. Thanks? Re: Ducted aircon through builder 10Mar 27, 2017 10:25 pm Hi All, I'm contemplating on whether to include Ducted AC in my package with Eden Brae Homes or not. They have quoted $11,614 for Single Storey house (22 sq) - 12.4KW, 2 Zones. Just wanted to check how did your ducted AC installation go after handover. I'm hoping to get some advice on which way to go. Also, is it a good idea to do downlights after handover as well? Please share your thoughts.
