The contract with my builder states "Insulation: Builder's wrap and batts to external walls and batts to ceiling or additional insulation as specified by 6-star energy report" Then they did a Bushfire Assessment and it suggested sarking under the roof. Now my builder is going to charge me $2550 extra for sarking (20sq single storey house). While I'm not against sarking (which is alright if it's a BAL suggestion), ALL I WANT TO KNOW IS, "Is Sarking under the roof "A REQUIREMENT" / "A MUST" under the 6-star energy rating requirements in Victoria? Maybe my builder is trying to rip me off blaming it on the BAL Assessment. But I think it's a REQUIREMENT under 6-Star Energy ratings. So I don't have to pay extra right? or I could be wrong. This could be done with no sarking under roof sorry. It's definitely not a requirement for the 6-star energy rating. It is however as mentioned above a requirement for BAL 12.5 bush fire protection. $2,550 seems reasonable.
