We're wrapping walls in sarking and using highest rated standard cavity batts. We're aiming for CSR axon cladding and I'm thinking the fire rated gyprock to help decrease sound. My issue is with the roof. We're building a large attic space with 2 or 3 bedrooms and a family room. I want minimal noise in this space as well as maximum thermal performance. Builders blanket plus batts to help with both. Roofer wants to secure it all nice and snug to trap warmth as we're climate zone 8. That's great except we need to extract moisture out. We are living in the house and currently have ceiling exhaust into the roof space with cheap plastic covers that work well to stop hot air loss when switched off. Roofer suggests we vent to outside but we don't want heat and sound bridges so is there something similar to what we have that can vent to outside when on but remain closed whilst off? Also I've taken delivery of single glazed roof windows and I'm worried about sound transfer via the comfort glass. From memory the company provided 4 10 4 double glazing option for sound but they recommend the comfort single glazed option for thermal performance. Does this mean their double glazed units are low performing? All of our wall windows are 4 18 4 uPVC so there's a huge difference right there. He's right. Any vents should be to the outside not into the roof cavity otherwise moisture and condensation can be an issue. Ducting extraction fans would not compromise your sound or thermal insulation values by much at all. There are some specialised extraction fans for this purpose but you would also be in for an expensive surprise. Gravity closing flaps are a cheaper option and nearly as good. Regarding your windows, you'd have to weigh up the benefits of what you want the most. In the window and door section there are some comparisons of what insulates better.
