We are building a new home & looking at the most efficient ways to keep the house warm & cool. It is a knock down that faces west so is extremely hot in summer. Our builder supply's R 4 to the ceiling & R2 to external walls. We are going to pay additionally for ceiling bats over the garage ( haven't received the quote yet) but have been quoted $3800 for sarking (we will be having a tile roof). I realise that windows play a factor but as sarking is one of those things that you either do when building now or not at all will it be worth the cost? With both you can have plenty of North facing windows which are great as long as they are properly shaded. In summer they need to be down every afternoon. Maximise your north facing windows.
