I want to have a thermally efficient house (but cannot go to ICF due to budget). The home will be single story 314 sqm. 290 incl garage and 24 alfresco. The living areas on eastern side and bedrooms on western side (except MBR) 1: Roof will be colourbond and R3.5 batts 2: Walls will be either expanded polystyrene (R3.1) or Brick, foil and R2.0 batts. 3. There will be soffit vents and 4 whirly birds. 4. Glass will be Low-E on western bedrooms, and toned elsewhere. 5. 600mm soffit around perimeter. Do you mean just sarking under the roof sheeting and ceiling batts at R3.5 ? Personally if it was me I'd increase the roof insulation. I'd keep the ceiling batts at R 3.5 but to keep your roof cavity from being a sauna on those hot Brissy summer days ( despite the Whirlybirds ) , I'd get some Anticon under the Colorbond roof sheeting as well.
