Browse Forums Heating, Cooling & Insulation 1 Jan 25, 2014 7:15 pm I am building with Porter Davis and we are getting a free colorbond roof. I have only recently realised they do not include sarking. I ask for a quote and I could not believe what they have quote. $4500. I have called a local roofer and he said it was a con job. He said it would cost them $1000 in materials and labour and they are pocketing the $3500. A mate had his sarking costed at $1500ish with metricon. I have gone back to the build and said it is not good enough and I am waiting for a reponse but I just wanted to check what others may have paid for their sarking? cheers Re: Sarking costs for colorbond roof 2Jan 25, 2014 8:17 pm Sounds quite similar to one of the companies up here wanting to charge $10700 for a 31500litre water tank with pump to be installed. I was able to get the same Taylex tank for $4750, and for another $2000 they would've dug the hole for it.... I don't think the pump they were going to supply would've cost nearly $4000 ! Re: Sarking costs for colorbond roof 3Jan 27, 2014 6:08 pm I think we were charged around $1000 by the big M. Re: Sarking costs for colorbond roof 4Feb 01, 2014 11:45 am We were quoted $4000 ish from Statesman, and Sterling Homes in Adelaide for a 300 and 275 mt3 home. I couldn't see the value in it ether. But can't get it done after the build, I guess thats how they can build homes for $750 and $690 Mt3... I understood it to be a lining under tiles to make it waterproof in event of leaks or broken tiles, and thought it wasn't applicable to colorbond? We don't have sarking but I'm not concerned as condensation is never an issue here in Brisbane and we have decent roof and wall insulation baths and wall wrapping. To the OP, no such thing as a free lunch with the project builders. The price may not be fair or good enough, but they aren't a charity and can charge you whatever they like. The only leverage you have is to not sign the contract. Re: Sarking costs for colorbond roof 8Feb 02, 2014 9:37 pm JB1 It also reflects heat away from the building. Yes true, but I'm happy with the current R rating of what's in our roof. For a 200m2 roof, a 75mm thermal blanket cost me $1,500. This is required to meet new Building Code of Australia requirements - Part J Thermal efficiency. If a project builder does not include this roof blanket (depending on which thermal zone in Australia you build in) then their house will not satisfy current building regulations. Building Standards; Getting It Right! Hi all Iām in VIC and had some storm damage in my garage a month ago. Gutter found not fit for purpose. Insurance company saying the guttering and flashing to be fixed… 0 11712 Your house roof does not show rusting other than some surface rust on the flashings. In my opinion you dont need to replace or paint the roof other than treat surface rust… 1 10205 You should pressure clean your roof first and make sure the paint you buy also is anti mould. 4 18556 |
