Quite small, but very affordable and in a good location. As standard it comes with electric panel heating and no cooling. Just wondering what peoples thoughts are for cooling. I assume split systems are the way to go, but how many, and what ballpark cost am I looking at to have it done afterwards? The house is the middle one in a block of 3. I know with 2 storey places you need to consider things during the build, so I'm just trying to preempt any issues. Plus I've never lived in one before so I'm unsure how hot/cold they do get. I rented a town house for a few years so was stuck with electric panel heaters and a tiny and cheap split system in the master bedroom. The difference between that and yours is that I had a mezzanine section above the kitchen. For starters I would look at a mechanism for shading those upstairs windows (roller shutters maybe, or an awning). You could go a ducted system of sorts, or maybe four splits (or two dual-heads), with the outside units up on your roof. As for cost, I'd take a wild guess at near $7k for two dual heads of a good brand (i.e. Panasonic, Fujitsu) installed. Building Standards; Getting It Right!
