Browse Forums Heating, Cooling & Insulation 1 Nov 29, 2010 4:48 pm Hi everyone, We're building a new house in Brisbane, and it's at the stage where they've put the sarking on the exterior walls and are laying the bricks. The other day we noticed a number of tears in the sarking, roughly two foot long or so - maybe four of them throughout the house. It looks as though it was caused by the bricklayers because there's big lumps of mortar around some of them. I'm hoping somebody can tell me whether this is something we should be making a fuss of. They're not hugely noticeable but I'm concerned about it affecting the performance of the sarking, since it's no longer 'sealed' very well with the tears. Is it something we can ask the builder to fix with some duct tape, get them to replace the sarking or patch it properly, or is it not much of an issue at all and won't make any difference to its performance? Thanks for the help! Re: Tears in wall sarking - problem? 2Dec 09, 2010 1:41 pm Just nudging this once in the hope that somebody can lend some advice Re: Tears in wall sarking - problem? 3Dec 09, 2010 2:07 pm The RFL adds around 0.8 to the R value of the wall (if it faces a cavity). The tears will not impact greatly in the scheme of things but should be taped up to retain a continuous seal. I would be more annoyed by the fact that the brickies haven't rectified this or that the supervisor hasn't picked them up on it. A little 'slackness' such as this, although minor, doesn't instill confidence in the rest of the management of the project. Re: Tears in wall sarking - problem? 4Dec 09, 2010 3:02 pm Thanks a lot for your reply. Sounds like it won't make a huge difference but as you say it's more annoying that they didn't just fix the issue when it arose, and still haven't since... I've sent them an email and hopefully they'll fix it up promptly and watch out for it happening again. Thanks again. It seems like a fine line between letting them know we're aware of what they're doing, and being 'those' owners who like to tell the builders how to do their job and get under their skin. I wouldn't pretend to have a hundredth of their knowledge but anybody can see a big tear in sarking! Re: Tears in wall sarking - problem? 7Dec 12, 2010 1:22 pm Don't say they forgot or imply they won't do it. Just mention 'that I can see that your brickie ran out of time fixing that sarking' or ask 'when do you think is the best time to repair it.' Building Standards; Getting It Right!
