Browse Forums Heating, Cooling & Insulation 1 Nov 19, 2010 8:50 pm Hi, I will shortly be building a new home in Kyneton, Victoria. The standard inclusions is R4.0 batts in the ceiling and R2.0 for the walls. My roof will be colorbond and the colour selected is Surfmist (classed as very light) I have now discovered that Sarking in the roof is not included as standard and have requested a variation. I just wanted to check that I do need the sarking in the roof. My variation comes to just under $1500 and it says Sarking (Medium Weight) for the roof including garage and porch. Can someone please advise if I should go ahead with the variation? Do I also need to get them to clarify exactly what the type of sarking they are installing? If so what is recommended? It will help reduce the noise during heavy rains, provide extra insulation against the sun... it can also help keep your home dry - with metal roofs condensation can build on the underside of the sheet and drip down on the insulation/cielings below - sarking helps to remedy this Re: Sarking for the Roof - To have or not to have? 3Nov 29, 2010 1:01 pm I will definately recommend roof sarking. Im glad we did, because yesterday i went into our new house to do some cleaning (we only received the keys last Friday) and although outside was about 36 degrees, i was amazed at how cool it was inside. It was actually noticably cooler than our present house which does not have roof sarking. 12 March 2010 - Land titles received 3 April 2010 - Signed building contract 14 April 2010 - Prestart 28 April 2010 - Loan approved 30 June 2010 - Slab completed 27 August 2010 - Brickwork completed 22 September 2010 - Roofing completed 30 September 2010 - Internal walls plastered 12 October 2010 - Lock Up 19 November 2010 - PCI 26 November 2010 - Handover 29 December 2010 - Moved In https://forum.homeone.com.au/viewtopic.php?f=31&t=32584 Re: Sarking for the Roof - To have or not to have? 5Nov 29, 2010 1:18 pm In NSW having sarking under a colourbond roof reduces the insulation needed for BASIX. So you'll need less R value insulation for the same effect or have a better insulated home with the same R4.0. Re: Sarking for the Roof - To have or not to have? 6Dec 02, 2010 10:11 pm Hi, Thanks for the comments everyone. I have now signed the variation to include sarking under the roof for the home, garage and porch areas.
