Does anyone know when does a newly constructed building need to comply with this code? E.g. on contract date, occupancy date or something else? But we did pay heaps for it I can only imagine build price will now go even higher. I would guess that it's construction date as if you already stated a build it would be hard to 6-star it half way through. Found this http://hia.com.au/hia/content/Builder/r ... iency.aspx Quote: Each State and Territory has slightly different regulations about when these changes will apply. In most instances, the changes will apply to any building application lodged on or after the start date. However, some states have transitional periods, so you should check with HIA or your local council. So it's when you lodge your application. Re: 6 star code in Vic - at what stage is it considered ? 5Apr 21, 2010 9:58 am Good link Dymo I have said many times that a star rating falls over quickly if the numbers are rubbery. I don't think the cost of building a higher rating house should be more expensive to do. ...since there is a lot of construction cost in the standard home. A shift in the style of homes built could make them cheaper not more xE. But on consideration, sadly You are probably right as it seems we are becoming more and more profit motivated. Re: 6 star code in Vic - at what stage is it considered ? 6Apr 21, 2010 10:02 am I was under the impression that our estate HAD to be 6 star, turns out it was just suggested (too late as we already had our house to 6 star). Double glazed windows for us only cost an extra 4k for the whole house (41sq). It's not that bad when you consider the benefits. It is on the day you permits get approved. Thanks for that. If the event is "permits approval" that is a very early stage in the construction process... BTW, I should have been a bit clearer in my question - I was trying to get a feel if it would make sense to time signing up with a project builder to get 6 stars by default and what the timing would needed to be like.
