For 2 residential dwellings (2 levels each) he is asking $300+GST for BASIX certification as he claims that 2 assessments are required and plan must be stamped and signed by an accredited assessor. I found it very expensive and unreasonable. (please correct me if I am wrong). Do I have any other option? Do you guys know any one more reasonable? It's an urgent job. Cheers ARbuild I've only ever built one house and it took me a while to get the drift, every $200, $300, $500 and even $2000 certificate use to make my skin boil - but countless certificates like that later I gave up stressing about it - and put it all down to "part of the building process". Yes it's painful but what can you do? Most recently I paid $500 to get a wire put in place form point A to point B - all of 20 minutes work! If I think about that I want to scream at someone but I just paid the money and have moved on. Is your $300+GST reasonable, probably not, it's probably worth $30 but what can you do. If you've only starting to build now and this is your first big project, I don't mean to cause you pain but you'll need to get use that, you'll have many BS bills. And they know you can't get around them so that's why they charge $300 instead of $30. All the best. My architect did that but then after I had my plans and my architect disappeared, I went on and did a new one myself to fix the mistakes. You would think that for my plans of a 2 storey house with pool the 2nd storey windows and my pool would actually be on my BASIX but the highly paid specialist 'forgot'. All fixed now. Its not really hard but you will need to know the detail like the exact type of window/ glass, all window sizes, floor plan to land ratios and measurements, construction materials and insulation to be used, water details. You can get a checklist off the website with the list of things you need to know. i was lucky cause I had my first BASIX to copy. If you do it yourself get someone else to double check it. I had some window measurements wrong first time around, but at least they were on there. The most time consuming bit is making a list of all your windows and their area and orientation. I prefer to do it myself as you can make tradeoffs. For instance, rather than a 5,000 litre water tank that was plumbed to the toilets and laundry (with associated water pump), I chose a 14,000 litre water tank with just one tap for watering the garden. It takes about 1.5 hours to get a certificate and you can print it out immediately. This then becomes your commitments for when you build. The beauty of doing it yourself is a that if you change your mind you just go and create a new certificate. All for free. They are located in Sydney but I believe they accept clients from anywhere.
Their rates are very low and staffs are friendly. Everything went smooth. finalized a project within few days cheaper than what I thought. Good Luck
