At the moment, I can't decide whether to build a house with value $$ less than our land or more than the land. I know the land price will increase in 10 years time, but the house will not. Louis Pasteur Vegie garden: viewtopic.php?f=19&t=27637&start=0 My Backyard Adventure Re: Should the house built value higher than the land price ? 3Sep 12, 2009 5:50 pm There was a whole thread on this topic, many pages long, anyway it's not that simple, really depends on your area among other variables - as I said in other thread, my land was much cheaper than my house - not that my house is anything huge or fancy but because land is much cheaper in country areas, whereas building is just as dear if not dearer if the builder charges country surcharge (ours didnt but many do ) The bottom line with value is whether your finished product will sell for what you paid for it - in other words if you added up price of land/house.extras (any sheds,window treatments, landscaping etc) would you get that back if you put it on the market. I am an amateur follower of our local market and I am very confident that our re-sale value would exceed outlay. The total package is therefore good value for money; the individual breakdown, as Lisanne says, is irelevant. The builder said that I have to build a house valued at least same or more than the land.
