Foil sarking will keep the house cooler in summer and act as moisture barrier. It's also a requirement for bushfire prone areas. We have it under our Zincalume roof. Sarking will actually make the roof hotter because the hot temperature is trapped between the sarking and roof insulation. Is this true? Waiting for 2010 Land registration.... It's role is to keep your ceiling cool (or the batts above it cool) so that all that heat doesn't radiate into your house. Sarking is very easy to roll down before the roof goes on. Much harder afterwards - most roofers won't try so it becomes DIY. No. I doubt anyone is going to ask whether a house has sarking when they go to buy a "second-hand" house. On the other hand, my present house has a colorbond roof without sarking. It is incredibly hot in the roof space. So much that during summer the cold water taps are noticeably hotter than the "hot" water (until a considerable amount of water has been used to clear out the water that's been sitting in the pipes in the roof space). As electricity costs rise then this may mean something to a prospective buyer. BTW the cost of sarking is around $5/m2 which is fairly trivial contribution to the total cost of a house that starts at $800/m2.
