We want to install reverse-cycle ducted aircon with the heat pump either installed in the attic (it is well vented) or on a back balcony. We also have original decorative plasterwork on some of the ceilings in the rooms which we want to preserve and so we're looking for mini-duct systems to minimise the visual impact of the vents - but I can't seem to find anyone who does them in the Sydney area - any suggestions? Ceilings are fire rated & protected in apartment blocks. Cutting into the ceiling requires that the contractor do particular work around any points made in the ceiling to retain fire retardancy. Do unauthorised ceiling works and if the contractor doesn't do the appropriate fire steps - and if there is a fire (god forbid) - the insurance taken out by the body corporate for the building won't pay. The body corporate will then hit up the person who conducted the works for damages (who will then in turn sue the owner of the strata unit) I hate to be doom and gloom - but I've seen it happen and it gets ugly After 4 years - we're in! We're aware that we need to get the body corporate permission and we have to do so for the DA required for removing internal walls - but we also want to put forward a proposal that minimises the impact of our aircon installation to the unit as par of the DA. Despite assurances to contrary before we moved in, we've had water coming through the ceiling during the rainstorm last week - so I went up into the attic and took photos of all the torn sarking and damp timbers - then sent them to the body corporate - now they plan to fix the roof! We hope that this will give us some leverage and also other units already have aircon systems - also the roof repairs will probably make installation easier while they're being fixed. Also as we're on the top floor, there's little impact on anyone else if we put the heat pump on our side of the building.
