Not long bought a property on the Sunshine Coast and we're experiencing some very poor drainage in our backyard. We are on a 1 acre property sloping from the back to the front. To give you an idea, from the rear boundary fence there is a 5.5mtr wide garden bed retained by a rock wall that has agi pipe behind it, then up to 4mtr wide turf up to the back of the house. Whilst the block is sloping from the back to the front, the turf at the back of the house is flat. As I understand it, the turf is sitting under a shallow sandstone rock bed which the previous owner filled with soil and turfed over. We had minor flash flooding on the weekend (standard tropical QLD) and the turf is spongy and water is sitting at the house as noticed by a darker brick and efflorescence. I'm guessing sub-surface water is soaking into the turf, hitting the rock bed and migrating forward towards and under the house. I had firstly intended on tearing up the backyard (it's a big yard!) and starting again. We have since decided to install an agi pipe at the base of the retaining wall, not turf over the top of it, instead leave a rock edge to assist with drainage and redirect water around the house. With some digging over the weekend, I'm confident I can get a min 350-400 depth. To correct the falls at the house, I intend on getting a 900-1000mm concrete path around the rear of the home to create a barrier, fall and functional path. I also intend on running an agi pipe parallel with the edge of the concrete path to be doubly sure. If the problem still occurs, we will remove remaining turf, add pit drains and re grade. Both ag lines (base of retaining wall and concrete path) will drain around the house and into some bush land on the Eastern side of the property and a drainage pit on the Western side. We are on tank water so can't pickup storm water lines unfortunately. The ground is very wet and soggy at the moment with water being held at the brick work. Socked or not? Geo fabric or not? Bit confused. Would catch basins/pits help? I won't be turfing over the agi drain, instead a decorative rock to assist.
