Browse Forums Landscape & Garden Design 1 Jan 19, 2017 10:06 pm So as the title suggests we were supposed to have 1m fall over 36m front to back. Then when we finally took possession of the land it is more like 3 mtrs. We've then included a split into our design to try to avoid a steep driveway or massive drop off the alfresco. We are expecting gyprock next week and are attempting to get ideas on what we can do with the retaining that needs to be done. I am finding it difficult getting people to quote on how much it's going to cost tho which I find difficult to swallow given that we are on the higher side of the boundary and the main boundary of concern has had site cut both sides (ours and theirs). We have considered doing a pool however after realizing today that materials for one fence/retaining alone is going to be approx 5k we are thinking as cheap as possible for the moment and we can re-do it later on. I'm interested to get people's ideas and thoughts on what we can do. There is an easement running along the rear boundary of 5mts wide so that's the other thing we need to work around. Any suggestions would be met with open arms let me assure you Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ - otherwise known as Kym - Re: 3m fall is the new 1m fall... 2Jan 20, 2017 6:39 pm The plans says 3.4m fall over the block but you already know this I'm sure 19.8 to 18.08 from top of cut to bottom of fill. It does look worse at the back corner but the front they've scraped the slope which makes it worse. I think the block next door has has some work on your boundary after the contours have been surveyed. Only know Tas code but if the retaining wall is within 1.4m of the boundary it needs a DA. Re: 3m fall is the new 1m fall... 3Jan 20, 2017 7:37 pm Thanks berek. When we originally deposited and exchanged on the block, the projected fall was 1m.... hence it was quite an adjustment when the estate was finished and that's what we were left with. Hmmmm I think I need to come up with a design before people will commit to quoting it seems!! - otherwise known as Kym - Re: 3m fall is the new 1m fall... 4Jan 20, 2017 10:14 pm Also that rear corner looks to be over 1m (last pic) so it's going to have to be engineered and council approved unfortunately. I could be wrong as I only know what I read via council planning scheme but yours should be available online to give you and idea about what may be required. Re: 3m fall is the new 1m fall... 5Jan 22, 2017 7:58 am Do you know how you plan to use the different areas of land on your block? By that I mean that it's good to know what your intentions are in order to work out some basic landscape plans, of which retaining or other options would be considered. Id think that your rear area of the alfresco would be a main 'backyard' area. And the side opposite the garage (couldn't see a north arrow?) Seems fairly decent in theoryitical size to be good to find a use for. Would the fill side behind the garage have any purpose or use? Re: 3m fall is the new 1m fall... 6Feb 28, 2017 4:10 pm The Cut and Fill method of building sometimes results in large amounts of retaining to be completed after construction. Looking at the pics you have supplied, I can see your block is challenging and will require a lot of retaining. Some suggestions - The front yard from the street to the house – I would tackle this using 2 smaller terraced retaining walls from your driveway across the front of the house to the side boundary. This will resolve the steep slope you have facing the front of your house. Drainage is most important for both walls. The material used in the wall is very much dependant on your budget and if you are a DIY’er or not. Left-hand boundary looking from the street – You have limited space with 1500 mm (House to Boundary) at one point and 2446 mm at another. Due to the space limitation and the height you need to retain being close to, or over 1 metre. (Can’t exactly tell from the pictures) I'm thinking you would need engineering assistance for the construction of this wall as most councils require engineering plans for anything over 1 metre. Across the rear of the house – Couple of options here, again depending on budget. You could terrace retain like the front with some wide centred steps to the lower area with a garden bed in the lower wall terrace. Or you could batter the existing slope and turf it if you don’t have the cash at hand to undertake this part right now. Hope this helps. Re: 3m fall is the new 1m fall... 7Feb 28, 2017 6:56 pm Wow for some reason I only received the last notification. Thanks for the replies everyone. We are looking at different materials but particularly for the side boundary, because the retaining wall is required for the fence we are going for 50/50 with the neighbour. This is after discussing with council, law access and our solicitor. The neighbour happens to be the same builder so watch this space. Hopefully they have a way around having to go through council as I think that's what needs to happen ?? - otherwise known as Kym - Re: 3m fall is the new 1m fall... 9Mar 01, 2017 9:27 pm Oh my word berek! That's a mighty large gradient you must have have you got pics? - otherwise known as Kym - Re: 3m fall is the new 1m fall... 11Mar 02, 2017 12:44 pm Bahahaha a great outlook you have. Pun intended - otherwise known as Kym - That's very helpful, thank you. I was mostly interested in knowing if a spoon drain requires a specific slope, but I appreciate the extra information. 4 3922 Thank you Splashers. Tomorrow I might check if I can get a few packs of 300x300 in the same tile finish. It may be good to use these could in the shower recesses. I'm not… 4 2865 I've got a challenge here. Background is the builder has cut too deep for the slab and the slab is now below the very substantial retaining wall. It's failed occupancy… 0 16473 |
