I don't know about dropped footings. ..I was hoping my decking guy would construct as required. The level of the deck will be level with the floor inside. He did mention that regulations state that the timber deck needs to be a certain height above the ground so we may need to excavate slightly. We were told by DA that we needed to have drop footings done at the time of the slab to do the deck. The cost of the footings were ridiculous and we really couldn't justify it (especially given the decking price). It's always been a question in my mind whether or not you actually need drop footings. We're raising the level of our house anyway so it didn't matter much, but the builder wanted to know where the decking extent goes so he can get the slab levels right. It's all a bit scary taking something that's completely in your head and constructing it (especially when it's not that cheap)! I got some contractors off hi-pages and paid for some engineering drawings to be on the safe side. I knew we had to remove a fair bit of dirt for the decking and some change in levels, but I didn't account for the dirt coming out for the footings...we spent a lotta hours wheelbarrowing dirt into a skip bin on the weekend! However I've asked them to build a 1.8/2 m high fence (it's stepped to follow the slope) to the rear of the yard. I've supplied my engineering drawings but they've poured the footings only about 300 mm wide. The drawings state 400mm wide for the main wall and 1000m wide for the piers. In addition they haven't inserted in the steel poles as per the drawings. They've suggested they can dyna bolt them into the footing they've already poured. Can their work be successfully remediated so the wall is structurally sound? I'm also going to ring my engineer this morning. The retaining walls are mass brick retaining walls and the engineering drawings state that all vertical joints should be filled with mortar. I noticed they weren't doing it and mentioned it twice. I got the impression that they felt it was overkill and I can see they still haven't done it in a lot of places. I certainly don't think the walls will fall over but I'm wondering if this might lead to cracking down the track. I'm satisfied with the outcome. The brickies didn't refer to the engineers drawings and just assumed how it should be built! Anyway the garden is taking shape. I'm not particularly happy with the quality of the rendering job but as my mother in law says "good things no cheap, cheap things no good"! I should have seen first hand the workmanship of the contractors I hired...instead I relied solely on contacting their referees. But at least they fixed it. It's looking great, it will be stunning once it's finished and the plants are in. Love the brick wall and mature tree, is that a bottlebrush? Gorgeous effect. My neighbors told me she loved it and insisted they didn't damage it when they built their garage. We designed the back of the house around it but when we went through planning approval council wanted us to move the house back which meant we wouldn't have been able to keep it. I put a case to them about the significance of the tree and the council compromised on our setback so we could keep it ☺ I really love the tree... It's a good size for a back yard and the flowers are beautiful. The brickies are still going with the walls - they were supposed to be on site for 5 days, they've been there for three weeks and still have a few days left.
