We have found a great block for sale in one of our favoutire streets. The block size is 15m x 31m. Our house is 12.52 x 22m, leaving 9m in length for the front and backyard. Now currently the house has a set back of 6m, I think we could get it down to 5m maybe even 4m if we are lucky....leaving either 4 or 5m in length for the yard. Is this enough? We have 2 small kids (planning more ) and would like to have a trampoline in the yard and some space to play...it will have 15 m in width though... My mum thinks it is not long enough and I'm kind of thining the same but I'm hoping someone with a similar yard but might be able to shed some light....otherwise we might have to look elsewhere for a block... That can be a happy arrangement. Have just enough yard space to be sufficient in general terms, and when the kids need more space, go to the park! The beauty of this is, you aren't paying for a bigger block, or have to maintain every square metre, (and the council pay for looking after the park). Ash. Re: Would love some opinions 4Mar 15, 2008 9:14 pm We are in a battle-axe block, which is 20m wide. The house has a set-back of from 4 to 6 metres. We could use a little more. But then, the more you have the more work it is to maintain.

There are plenty of playgrounds close by - so no real issues there, its more I would hope to fit a trampoline (one with a net enclosure - prob 8 or 10ft) Neither DH or I are green thumbs so the smallest backyard we can have (with space for the kids of course) the better When I have measured 4-5 metres in length it doesn't look heaps but I was kind of hoping the 15m wide would make it bigger... We are building the Cremorne with PD on a land which is 18x32m and will have a setback of 4m to the porch, so about 5.2m to the front of the house, leaving about 6m at the back. I feel a nearby park is good, but definitely not a substitute.
A good yard is vital with small kids. It gets them out of the house, let's them exhaust themselves with physical activity (leading to a good appetite and good sleep), and leads to more creative play than indoor entertainment machines. I went from virtually no back yard to a big backyard and it's made a huge difference to the kids. If there's no choice and you simply can't have a big yard then you need a b-i-g indoor room just for play. Cabinfever - Thank-you for your feedback, I agree that a park isn't always practical and its nice for the kids to have a place in their own home just to play...there is a huge rumpus room which will be a Kids only Zone in the house, it actually will open out to the yard.....I think I am going to meaurse the dimensions out exactly and have a look, I forgot to mention there will be a fair bit of space on one side of the house as its a wide block so I guess they could play kick to kick up the length of the house... //quote] Hi We are building the Cremorne 41, initially PD put the setback to 5m to the front of the porch and we wanted it 5m to the front of the house (about 1.2m difference). In the end, it was set to 4m to the porch which is 5.2m to the front of the house, leaving us with about 5.9m of backyard. In my opinion it sounds like a great block. You mentioned "your favourite street". As far as the back yard goes 15m wide is a great space. We have a springfree tramp that is 4 meters in diameter - yes it is big, but you could put one close to the fence leaving the rest of the yard free. My son playes cricket in our yard (big slope with 3 level areas) on the first level which is only 4ish meters by 15 meters. it has taught him some great skills as he has to control the ball At this point in time, you have looked at quite a few blocks, grab it if you like it!! I think you are right - it is a gorgeous street with lots of brand new modern homes being built around it which would mean ours would fit right in They are asking $430-$470, we didn't want to spend much over $450 on a block so hopefully we can snag a bargain. It is very expensive but we are willing to pay as we don't want to leave the area.. Thank you so much for the effort. We will use it to talk with builder.
