The roof color doesn't turn me on either. If that is the only photo you have on any ad you have placed, then I'm not surprised you probably aren't getting any bites. It doesn't show the full yard and is pretty plain. Anyone looking to buy a property wants the most they can get for their dollar (some want unrealistic things) and write off places based on the smallest things they don't like. When it comes down to it though,, I can't make a judgement overall based on one photo. There could be many reasons why you are having trouble selling, the biggest being price. Back to the topic though. I think the good part is that the front yard is neat enough that it doesn't look like it will be hard to maintain. The bad bits to me are: The Brick color and Its very plain(the garden). It (to me) doesn't look like it would be overly colorful in spring and whilst it may be easy to maintain, It kind of looks like it will look the same throughout the year. To many people this is not what they want. I think KID is on the right track. Some colour added with plants - doesn't need to be flowers; you could go for colourful foliage - would make a huge difference. For improvements without giving the whole yard a re-do, I'd probably add a feature tree in the centre of the lawn (one or both sides, depends whether you like symmetry), a new garden bed along the front and maybe a large pot at the base of the steps, on the left. There'd be a bit of work in it, but not a huge expense. The house is very neat and the colours are neutral, so there shouldn't be anything there putting people off. To me it looks a bit 'old' (sorry ) = I think it's the manicured trees/shrubs at the front that give this impression. The brick & tile looks great , I'd prefer it to rendering, you can see the brickwork, you know what you're getting, if there are any issues, etc. Have you been living in it? Or was it a rental? If I were to buy this house, I would be looking at something which says that piece of land is mine. At the moment, there's nothing separating the footpath from your front lawn. So the way I look at it is my property starts only from where the house steps are. The front lawn would be more like a public area. A small fence around 1m height should be enough to define the front boundary and bit of attractive plants in the front lawn would give an amazing first impression which the potential buyers would be looking for. Thanks for the ideas I was thinking along the lines of adding something to the front lawn, but i have pondered over this issue for so long now that I have gone mental and nearly wanted to burn the damn thing down. I think it looks old too LOL, it is only 9yo, but looks a bit older and I think it is the features like the plants and the railing around the balcony. I am so frustrated with it all, it's really doing my head in, hence why I came to the only forum where I can get some great ideas. I was thinking of ripping out the garden at the front under the balcony and just replacing them with the red cordylines, and maybe some Black Mondo grass then finished with a rock, I just can't commit, as I don't want it to look worse. And obviously it looks old from the pictures, so sounds like I need to remove some of those well manuicured bushes and replace with some more modern plants. Spend $2-3k on the garden and get a sale. vs Spend $500 on the garden and not sell for 6-12 months. Which would you prefer? Honestly I would throw some $ at it and get it rendered. I don't see you getting even average dollars for a house that I think most wouldn't kike the exterior of.

Nice tall ones, like Big red or Yellow Gem. However the yellow roo paws maybe not the right choice of colour for your home. Red though, that would look good. Get a nice formal hedge along the front that is all the same. The plants look green, neat & low maintenance. Add some mulch & I would think it's OK. However, to improve street appeal you really need a fence. Plus I would paint out all the cream (fascia, door windows etc) with charcoal to modernise the facade. ideally i would get a coat of the the same colour on the roof.
