According to the council (the link is here: http://www.wyndham.vic.gov.au/freestyler/gui/files/Building%20Commission.pdf) , a shed does NOT need a permit if it satisfies the following: Construction of a freestanding Class 10a (building such as a shed, carport or garage) (1) has a floor area not exceeding 10m2; and (2) is not more than 3m in height or no more than 2.4m in height within 1 m of the boundary and (3) is appurtenant to a building of another Class on the same allotment; and (4) is located no further forward on the allotment than the front wall of the building to which it is appurtenant and (5) is not constructed of masonry. OK. So, I'm constructing it in a size less than 10 with a gable roof that peaks at 2.6 from a wall height of 2.2mts (at the boundray). The wall framing will be 90x35 MPG10 with stud spacing of 450 between cetners. Top and bottom plate of 90x45 MPG12. Nogging will be 90x35 at 1200 centers max. The cladding will be whethertex cladding which will be subsequently painted a cedar brown. However, I am putting terracotta roof tiles - I was wondering if this could cause an issue with the council - will phone up and find out. Any thoughts on this construction? would I need a footing? perhaps 400mm deep to sustain the weight of the tiled roof? The slab will be F62 mesh 100thick and N25 grade concrete.
