Based on our building plan, we will have a 4.8m by 18 m width backyard. However, out of the 4.8m, there is a 2 m easement at the back of the land. Our intention is to put down synthetic turf as part of the landscaping, maybe about 3m or so but it will encroach into the easement. Any idea if this will be ok or if not, how else can we use the 2m of easement ? I believe the easement is for sewage purposes but the access point is in the land behind us. You can actually lay thin concrete or pavers, (well in my council) but again you need to be aware that they may need to access it in the future, although I have never heard of anyone having work done on their easement yet. Paula Re: Landscaping over easement 4Nov 03, 2008 7:52 pm We have an easement running through the back of our block and I checked with the council about what we could/couldn't do on it and as Paula said, gardening is fine as long as you understand that if ever the council need to get in and do repairs, that they will need to remove it. I was also told that we could apply to put a garden shed on it but it was with the same understanding that if access is required the shed would need to be go. We got a brochure from our local water authority that told us what trees we could and couldn't plant there. Basically grass, flowers, shrubs and even palms/ferns etc are o.k., but large trees like eucalypts are not. Regarding sheds, you should apply to your council for a waiver that allows you to build on the easement as long as you understand that if the shed has to be removed/demolished, you will wear the total cost.
