We recently moved into a new house and we have an indoor spa bath that was apparently installed about 20 years ago then virtually never used. We noticed that it was leaking down the wall into the floor below, but we narrowed it down to only very specific circumstances. Those are: 1. The spa jet has been run, even if just for a few seconds. 2. It then only leaks after you pull the plug. 3. It does not leak until you pull out the plug. Then when you do pull out the plug it leaks down the wall within seconds. It does not leak under these circumstances: - You fill it and run the pump but then leave the water in the spa and don't empty it. I filled the spa and ran the jets for 2 hours, and then I left it for 5 hours, no leak. - You fill it completely full above the jets and don't run the pump but and also don't empty the bath. I filled it completely and then left it overnight, no leak. In other words, it does not leak until the spa is emptied. No leaks until you pull the plug. It also does not leak if: - You fill it and then don't run the pump and then empty the bath. In other words, if you fill the bath completely full, and then empty it without running the pump, then it does not leak. - You fill it below the spa jets and then empty it (no leak). So the only circumstances it leaks appears to be if we fill it, run the pump, and then it will leak when we empty it. Otherwise we can fill it, use it, empty it, and no leak. It also only leaks at the moment you pull the plug. Ie, you can fill the bath and then run the pump, then you can leave it for hours and it won't leak. But then the moment you pull the plug it leaks. Anyone got any ideas what's going on?
