My garage is located in the common underground carpark, in a corner, and on one side it frequently gets a bit (or more than a bit) flooded. The floor is concrete. In front of the garage door (in the common floor area) there is a drain, even a couple of them, but the problem is that the section that gets flooded (inside the garage) is on a slope, i.e. lower than the drain, so the water does not flow into the drain, but rather gets collected in that section. Immediately I can think of two options, both of which seem a bit extreme, if not impossible: - raising garage floor - drilling the floor on the flooding side to install some kind of pipe or drain underneath Thanks for any useful advice in advance Re: Flooding problem - common underground garage 2May 05, 2016 9:13 am Go and see the body corporate or strata managing agent and explain that the situation is not tolerable. It's separated from the rest of the parking spots, garages and so on by the sliding door. It's lower not by much, but enough for the water not to flow out. If I help the water out and then push it a bit more with a broom, it flows into the drain (it obviously requires an effort and some of the water stays). The problem is that if I don't periodically clean it, it becomes smelly and slimy, and I have some props kept there, so I really want to keep the garage clean and dry. I'll try to get hold of strata, but what would I do if I had to take care of it myself? There is obviously a problem with both the floor level in your garage and the drain outside. I've had to deal with strata managers and body corporates over the years and they will probably try and palm you off however it is their responsibility to rectify the situation.
