Going on from my 'Closing off a room thread' I have been thinking about getting PD to add some plaster walls and doors and do the job for us, this will add a 5th bedroom, which we have decided whether we have a 4th child or not (we are definatly going for 3) will come in handy, particulary given we have family from WA that come and stay. Now I'm posting a link to my plans, I wanted to make the Games room upstairs into a 5th bedroom, but hopefully still have enough room for a TV and sitting area up there too. I was thinking of using the little alcove in the games room as an inbuilt wardrobe by adding doors, but I can't figure out which way to place the room in order to still have an appropriate sitting area. Is it possible or am I dreaming? Have you thought of making the bedroom that's there in the corner bigger so it is legitimately big enough for two of the kids? This would mean you'd need to take less space from the upstairs sitting. Then it would still be a usable space.

Also I have had a thought and I have been doing some sketches on the plans we have and I think we could have room for a TV and a small couch, as well as a 5th bedroom... I haven't got a scanner so I can't show you what I have come up with, I'll try tomorrow when I am at my mum's. It's basically cutting the 5th bedroom off in width to line up with the other one, this would leave basically the width of the bathroom plus alot more in length for the 'sitting area' Of course it would be wider but you couldn't use the other space as it is really hallway space... I do get where you are coming from Jo, it is a long shot I am trying to achieve but I really want to make it work My karma ran over your dogma Re: Would love some suggestions 4Jul 05, 2008 9:28 pm Bel, you'll probably hate me for asking this, but have you considered moving your BR4 and Bathroom to be positioned over your Rumpus?
Then you will have enough room for a largish tv area AND the BR5? Sorry, i know thats more $$$, but i just thought i'd suggest it anyway? You could use sliding doors to avoid wasting space and make the room a bit narrower to fit a couch in perhaps??? Maybe we should wait to see your scanned ideas? But still i couldn't find a simple way to then use that to stretch to a decent games room and an another bedroom. Perhaps making that other bedroom fit 2 kids is the way to go. maybe with my modified main bedroom.
I was trying for one of those wir that go behind the bedhead. really have lost enthusiasm for hunting a house plan with one in it. but I'll up load what i did anyway. I probably need to be clearer with my wants - we don't actually want a large tv area upstairs, it just so happened that the Cremorne had one. We will be using the rumpus room downstairs as well as the living are downstairs for tv rooms plus we are closing off the formal lounge to make it another seperate room so we don't really need such another large tv area.... We would much prefer a 5th bedroom and a smaller tv area, the plan I have drawn which I will try and get up tomorrow, consists of cutting off the games room at the same place as bed 4. This would leave a bit over 2m in width and a good 4m or so in width. I would then plan to wall mount a tv so it backs onto the upstairs linen closet and it would leave me enough room for a smaller chaise/lounge to back onto the wall that would be bedroom 5.. i hope that makes sense. PD are charging me approx $550 to add plaster walls to the downstairs lounge, so I figure the cost when I add on a bedroom door and some robe doors would be about $1100 I'm going to call my s/c tomorrow and see what he thinks...I bet he wants to kill me Oh and P I am slightly confused, I thought bed 4 and the bath were above the rumpus My karma ran over your dogma Re: Would love some suggestions 7Jul 05, 2008 10:09 pm haywgl Oh and P I am slightly confused, I thought bed 4 and the bath were above the rumpus Bel in looking at the plan it looks like BR4, the bathroom and BR3 are in line with the end of your dining room and the dotted line in your rumpus? The top floor is lined up on your link so that it follows the same outline as downstairs except for over the rumpus room. And as there are no windows on that back wall apart from the bathroom/wc, you wouldn't really be able to tell unless you went outside and checked? But hey i could be wrong. I'll check it out and then try your option too, I'm open to all suggestions, the thought of a 5th bedroom leaves me very happy so I'm willing to go to great lengths to get it. Darn thing has loaded very small. will retry in a sec i added extra linen cupboards because with that many bedrooms you will have heaps of linen and I added a 3rd door to the wardrobes in 3 bedrooms. I did it as rough as anything but you get the idea. Kexkez - That is a great plan, I'm going to show it to my s/c and see what he thinks, I guess moving around walls/rooms would probably cost alot and I'm not sure they would do it but I really like it. You'd definately need an exhaust to the wc 'espec as its in the middle of the plan. But I've seen plenty done this way. The TV will be blaring out its crap right in the middle of all four bedrooms, and hvving the second toilet next to the parents' retreat isn't too good either. I'd go for a much simpler (and cheaper) option. Just make the fifth bedroom line up with bedroom 4. That leaves a wide passageway at the top of the stairs suitable for a few bookshelves and a chair (grab a book before bed), a display of photographs, or maybe a telephone and chaise lounge. This will have some class. The top floor is then the "quiet area" for sleeping and relaxing. Forget about the damn TV - you don't want to live in a fun parlour do you ? You've got plenty of room downstairs to pepper boxes around. If you try to cram too much in it'll be obvious and will lack any style and grace. You need one or two areas in a home where you "display free space" so it doesn't look like an overcrowded boarding house. Do the hard jobs first. I agree with lining the bedroom up with bedroom 4, mainly because it is the cheapest and easiest option, it is the one I have suggested to my builder too. Waiting to hear back... I know what you mean about TV, I'll be the first to admit I'm a sucker for the things.... You make alot of good points though, thank-you. I'd have it as a quiet study area or play area for quiet play ( hmm is there such a thing) . yes its certainly not the cheapest option. I would be worried about keeping a wide area near the steps and feeling it was wasted but it would be easy enough to keep it wide and add things later. as for the wc near the parent retreat. how often would anyone be using the wc at the same time as the parents were using the retreat. still it is plaster sheeting perhaps it's not very sound proof. I'm used to solid brick I guess that makes a huge difference.
I'm looking forward to seeing what you have at your Mum's. Good luck with talking to your SC. Hopefully they can come up wtht some fantastic variations. I bet heaps of people have wanted those kinds of changes before now. Whilst I agree that upstairs would be nice as a quiet sleeping only space, I also like the idea of having a tv up there that the kids can turn on in the morning and watch cartoons etc, close by, while mum and dad have a sleep in. I wouldn't want them to disappear downstairs - then I would have to get up and go down too! When the kids are older I think I would get rid of it though. I think I would try to make that little tv area a tad larger, like maybe putting the Bed 5 wall in line with the ensuite. I am still having a hard time trying to get my pictures/plans scanned from Mum's to show everyone my ideas for the 5th bedroom... I'm wondering if anyone could please do me a favour and somehow use their computer to do the following options: Option 1: Place a wall in the upstairs games room in line with bedroom 4 in the upstairs games room with the door opening at the master bedroom end. Option 2: Place a wall in line in the upstairs games room in line with the master bedroom ensuite again with the door opening at the master bedroom end. I'm just trying to work our which is better, both rooms are going to be long and narrowish, option 1 would be about 3.1m wide (same as bedroom 4) but option 2 would be a bit narrower - maybe 2.8/2.9m wide but would leave a bit more space in the sitting area. We went out to the house today and Mum was worried it might look odd having that small sitting area at the top of the stairs, then she got me worried. When I measured bedroom 5 to have the wall in line with bedroom 4 I was left with about 2 metres of width for the upstairs sitting room and a fair bit of length. I would probably put a double bed in the very corner of bedroom 5 (oppisette the alcove), there would be a bedside table next to it. The alcove is turned into a BIR with sliding doors. Then I would put a desk/tallboy along the wall that would close off the area between bedroom 5 and the upstairs sitting area. I hope this is all making sense. i just need to get measurements in order before my tender at the end of the month. I have been searching online for standard double bed measurements, most appear to be about 1.4m wide, so I figure I would still have a fair amount of room for a bedside table and a door to open into the room if I went for option 2 and then i could have a larger sitting area. Option 1 is perfect. Option 2 the wall actually is supposed to be in line with the master bedroom's ensuite, so pretty much the same as option 1 but leaving a bit more room for the 'sitting area' Can I ask how you do this?
