Browse Forums DIY, Home Maintenance & Repair 1 May 31, 2012 12:47 pm Can anyone give me a ballpark figure please of what it costs to put a new roof either tiles or colourbond, we have a very small 2 bed cottage, and wondering whether to repair our roof at a cost of around 3k or replace it, we need new gutters too. Re: Cost of new roof for small 2 bed cottage? 2Jun 15, 2012 8:28 am If this helps we also have to either get serious repairs or a new roof. Our quote is $3500 to repair concrete tiles with no guarantee that another leak will spring up. Or $12 500 to re-roof without removing the existing battens... or $15 000 to have a completely new roof. (still concrete tiles). This is for an area of 178 s.metres with a pitch of 20 degrees. We also need 29 metres of safety railing because it's a two story house. A colourbond quote for all new roof and battens was about $14 000 plus scaffolding which I haven't got the quote on yet but could be a couple more thousand. Hope that gives you an idea of a rough calculation. There are all kinds of variables like the safety rails and access which change things for each house. By the way - talking of concrete roof tiles. CSR Monier has a 50 year guarantee on roof tiles which puts our roof at 30 years old well into the guarantee period. HOWEVER - some clodhopping previous owner got up on the roof and walked about breaking them as he went. He thereby invalidated the guarantee. Apparently there is a special way of walking of roofs.
