Browse Forums DIY, Home Maintenance & Repair 1 Nov 27, 2011 10:15 pm I have a detached double garage (2/3's garage, 1/3 workshop) some 50 years old where the slab is a little below ground level, it dips down an inch or 2. I have only been here for 3 months and it has generally stayed pretty clear, however after lots of rain on 2 occasions it seems water is seeping up through the concrete to leave a few damp patches until it dries. Now i am wanting to set up a music practice room in here, using a metal frame around the brickwork to attach plasterboard or whatever I end up using, and will be putting up a false ceiling, aided by 4 massive roof timber beams that holds up the sheet metal roofing. Plans are in place to ensure condensation will not drip into the ceiling structure. A false wall will cover up the garage door, leaving a space on the outside to place lawnmowers etc I am concerned about the occasional dampness in the floor, Initially i was going to raise the concrete by an inch or 2 or whatever minimum is required, as currently it is done it in a way to look like big stone pavers, however the floor is not very level. But I am wondering if I need to jackhammer the concrete out and start from scratch using a vapour barrier underneath and partly up the walls. As an fyi, the gap between the brick walls and gyprock will have airflow up into the roof space, which does have ventilation to outside. Any thoughts as to the best way to go about this? i am going to go out tonight and tape a plastic sheet to the floor and see what i get, but i have noticed with all the crap I have in there now that water does not come up through the floor where cardboard boxes, magazines, pieces of timer etc lay. isn't a garage level with the rest of the house a given? pretty sure they 'came around' long time ago. if you have a flat block, the garage is usually level with the rest… 1 17414 Hey guys, what’s everyone opinion on James Hardie linea direct fix to frame? Would this be the most common method and anybody ever had any problems down the track? 0 5132 DIY, Home Maintenance & Repair If the railhead is so poorly fixed it is also likely that the railhead is also non compliant, what about overflows and sealing railhead to the gutters?. 3 5963 |
