If your tiles are heavily soiled than I recommend a high pH 12.0 tile and grout cleaner, after use thoroughly rinse the floor repeat the rinsing process than for maintenance use a neutral cleaner. Most hardeware stores only sell high alkaline and acid products. The main reason is that neutral cleaners do not clean floors that well if they are already heavily soiled and stained. If the shops sold a neutral cleaner most would take it back because what they really need to restore their tile and grout is using a high alkaline cleaner first 12.0 pH than they should use a neutral cleaner 7.0 pH for maintenance afterwards. This way the floors will stay cleaner longer using a neutral cleaner. Keep in mind if you use a high 12.0 pH alkaline cleaner than you will have to rinse the floors and repeat the rinse to remove any residue if not the floor will get soiled very quickly. If using a neutral cleaner the floor does not have to be rinsed. For the first big clean after handover I used the Sureseal Sure Clean Porceling Cleaner, which you can buy at most tile shops. It worked beautifully on our tiles. And now I just use a steam mop, but the thing is I have to dry it by towel afterwards to avoid the water marks appearing!
