The problem is because this house is lower than neighbours ground level. The garage is on the left boundary line of the block so cant do retaining wall. The neighbours are cooperative to allow digging from their side to my slab level and do some kind of waterproofing and may be also allow to put a agi drain. Is rendering to required (2-3) courses of bricks a good solution? What will be the best waterproofing application, product and where for this problem? Appreciate any help. Re: Rain water leaking into garage 2Jan 29, 2011 8:18 am I would use a bituminous paint possibly with a sheet of UPVC builders film pressed onto the final coat while it was still wet. You need to continue the waterproofing to at least 100mm above ground level. It has nothing to do with being cooperative, although that helps. Your wall should have cement sheeting (2layers) and plastic sheeting as a minimum. As Bashworth said, bituminous paint will help too. You or Your neighbor will need to install AG drains along the wall and connect to appropriate outlet. I'm not sure who will be responsible for this cost. Hard to say.
