If the house doesn't have ducted heating you could put a unit in the roof a the same time. Call a builder for a ball park figure. Obviously wont be exact but will give you an idea. At a guestimate - you would be lucky if you had it done for $50,000. Buy something else with a pitched roof and spend the money where its needed more. And you would never get your money back on resale - just a quicker sale. And there are so many variables to consider for repitching. My advice, dont do it.
