Browse Forums DIY, Home Maintenance & Repair 1 Aug 30, 2010 8:34 am Our house is a year old, and there are a few gaps appearing between the ceiling and the cornices, some are hair line one which I am not too worried about , but one is rather long and the gap in some places is ½ centimetre. Can some give me the steps on fixing this and the material I would require to fix this , thanks Re: Cornices 2Aug 30, 2010 6:44 pm Call and email the builder (be friendly)... cracking greater than 1mm is considered a defect, find the cause before having it patched. Document everything and email a copy to the builder. Re: Cornices 4Aug 31, 2010 7:06 am mecha-wombat you can use a flexible product like No more gaps which can be painted afterwards No more gaps is 'gap filler', using it for large cracks on plasterboard or on surfaces (with large cracks) where an uninterrupted smooth joint is desired isn't recommended because of gap fillers high shrinkage. Re: Cornices 6Sep 02, 2010 8:58 am Just an update, emailed the builder and they have arranged for an inspection to be done of the gaps, they have said any gaps more than 2mm is a defect and will most likely be covered under their warranty period. Re: Cornices 10Sep 22, 2010 10:36 am the builder came down for a inspection and said the gaps have appeared due to excessive rains and clay soil, if I understood him correctly he said the weight of the rain water falling on the roof is the cause of all this problems and the clay soil . they have made a report and have agreed to fix the gaps, so now have to wait for their repair guys to call & fix a date. If the house is moving that much to cause a 5mm gap after 12 months then I would be contacting the engineering company that designed your slab and ask for their opinion. You should have a copy of the engineering drawings etc as part of your building permit approved drawings so you will be able to track down who they are. The reality is that the cornice was probably just not stuck on properly. To check yourself if the house really is moving around that much then have a look at the margins around your internal doors when they are shut. If they are starting to bind and the margin (gap) accross the top between the door and the jamb (frame) is not paralel then the house probably is moving. Definitely one to monitor. Builders are people too.... |
