I don't like this idea. Does anyone know approximate costs of removal? can it be done safely and how and where can it be disposed of? Are there builders who would do the removal/disposal and renovation together? There are companies who specialise in asbestos removal. These guys look like spacemen with their safety gear! As I mentioned, I really know diddlysquat about asbestos, but know that it's not to be messed with. THere are companies who specialise in the removal, and from what I know, I think there are very strict disposal rules set by councils/government. Contact an asbestos removal company to do it and then get a plasterer in to install gyprock. Just have a timetable booked so that the plasterer comes in soon after they remove it. You can always use a laundromat or do some washing at a friends house etc. if you need to but having a small ceiling installed after the asbestos is out will be a quick job. We have asbestos ceilings and walls in a few places. No reason not to put the gyprock over the asbestos - seals away the problem and means no removal and disposal costs. Personally, I would leave it in place Re: Renovate laundry with asbestos ceiling 8May 22, 2010 9:11 pm I will need an access panel in the ceiling as an ingress for electrical work, ceiling inspections and any other need to access the ceiling space...I don't want to be crawling through an asbestos ceiling and neither do tradies, etc. I am aware that some builders are licenced to remove small amounts of asbestos but it's hard to locate them therefore I may need to hire an asbestos removalist. At this stage, I am trying to get as much advice and as many ideas as possible. Also, the carpenter didn't want to set the joins on the gyprock....so I think getting a builder is the best option, as they generally do these jobs as well as timber flooring, concreting and wall removals. There's no point getting a carpenter in do to any of it and best to get a plasterer who will do all of those tasks. you could either get a builder in to manage the project or organise the tradies yourself but get the right tradies for the different tasks. When you start introducing people from unknown sources then it could be a problem. Re: Renovate laundry with asbestos ceiling 11May 23, 2010 1:30 pm Hello, The problems that arise from sheeting over existing fibro is if you wish to install more lights, a new fan, an access panel etc the fibro will need to be cut or drilled and this will lead to contaminating the area. Firstly you should get the ceiling removed by a licensed asbestos removalist (even though you do not require a license to remove under 10 square meters of asbestos). For a laundry ceiling you would be looking at $800 to $1200.00. Secondly your builder does not want to set the joins, so he might as well not do the job, and you can get a gyprocker to sheet the ceiling and set the joins. Cheers. 'Setting' gyprock joins (flushing) and I assume that will include cornice replacement too, is not rocket science and I think your carpenter has not been in the industry long enough to pick up other skills to do a small job like this, making him a liability. All safe, and very nice service too. I would definitely have it removed. Does the rest of the house have asbestos ceilings too? We got the back shed demolished (about 9 large sheets of asbestos for $600 or so). If access is easy (should be with the ceiling, it shouldn't cost more than $200 or $300.
